NOW, THEREFORE, based upon the facts presented and conclusions reached, it was moved by Commissioner CERVENY, seconded by Commissioner SNOW, that Case No. WZ-97-7, a request for approval by Louis Ficco on behalf of Dorothy Snmith and Lenore Harris to rezone from Residential- Two and Commercial-One to Planned Commercial Development and for approval of an outline development plan for property located at 6225 West 48th Avenue be Approved for the following reasons. I . It is within the City of Wheat Ridge, posting notifications have been met. 2. Although some of the uses are semi-industrial in nature, the proposal is consistent with adjoining zoning and development. 3. The property cannot be reasonable developed under current zoning. 4. All responding agencies can service the facility, Resolution - WZ-97-7 Page 2 VOTE: YES: 8 NO: 0 1, Marilyn Gunn, Secretary to the City of Wheat Ridge Planning Commission, do hereby and herewith certify that the foregoing Resolution was duly adopted by an 8-0 vote of the members present at their regular meeting held in the Council Chambers of the Municipal Building, Wheat Ridge, Colorado, on the 5th day of June, 1997.
