Summary of Request: The applicant requested a consolidation plat combining two lots into one
on property zoned Residential -One C (R -1C) and located at 3076 Fenton Street.
Findings:
• Engineering has completed review of the plat and found it approvable.
• The plat complies with the subdivision design criteria established in Section 26-410 of
the Wheat Ridge Municipal Code.
• Approval of the plat will allow review and approval of a building permit for a new single
family home at this location.
Recommendations:
Staff recommends approval of the administrative subdivision at 3076 Fenton Street, also known

The plat may now be printed on mylar and you can sign the Owner's Certificate and Surveryor's
Certificate in black ink. Please submit this document to the Community Development Department
along with a $13 payment for the recording fee. City staff will gather the remaining signatures and
record at Jefferson County on your behalf. Once you submit the document and payment, the City will
be able to process the single-family building permit for 3076 Fenton Street.

PLANNING & ZONING:
Final Plat
Please have them complete the following:
1. Please select a different name for the title, such as "Brent's Minor Subdivision"
2. Move the word "CONSOLIDATION" out of the title and to the subtitle.
3. Show the Fenton Street ROW as being 60' in width.
4. The coordinates of the boundary corners can be removed as these have not been
required for years.
5. Please show the alley dedication as "8' ROW HEREBY DEDICATED BY THIS
PLAT".
6. Please provide the bearing as well as the distance for all lines of the 8' ROW
(alley) Dedication. (We don't want the reader to have to make assumptions).
7. Change the name of the plat in the Owner's Certification to reflect the new plat
title.
8. Please modify the City Certification block to include the Acceptance of ROW as
shown. (This will keep the plat as administrative rather than having to go before
City Council).
9. Delete the Public Works Director signature block - this is no longer be needed on
