Range 69 West of the 6th Principal Meridian in Jefferson County, Colorado, more
particularly described as follows:
Beginning at the SW corner of the NW~ of Section 22, T3S, R69W, of the 6th Principal
Meridian; thence northerly a distance of 626.75 feet along the west line of Section
22 and the center line of Kipling Street; thence east a distance of 40.0 feet to
the east right-of-way line for Kipling Street and the true point of beginning;
thence easterly a distance of 5.0 feet, parallel with the north right-of-way line
for West: 44th Avenue; thence southerly a distance of 20.0 feet, parallel with the
east right-of-way line for Kipling Street; thence westerly a distance of 5.0 feet
along the north right-of-way line for West 44th Avenue; thence northerly a distance
of 20.0 feet along the east right-of-way line for Kipling Street, to the true

as shown on plans under Project #M7833(2) Department of Highways,
any change, modification or alteration of the location of any
improvements on the above described property shall require the
approval of the Grantor. The portion of the above described
property not used for improvements defined on said plans shall be
available for use by the City for maintenance of said improvements
only, no additional improvements or use shall be permitted thereon.
In the event the City discontinues the use of the above described
improvements for a period of six (6) months this easement shall
terminate and be of no further effect, reverting automatically to
the Grantor, her successors and assigns. Approval of this easement
by the lessee on the subject property is a condition precedent.
