KNOW ALL MEN BY THESE PRESENTS, that the St. James Episcopal Church,
8235 West 44th Avenue, Wheat Ridge of Jeffer-son County, Color-ado,
hereinafter called the "grantor" for and in consideration of the sum
of Ten Dollars ($10.00) and other valuable consideration to them in
hand paid by the City of Wheat Ridge, hereinafter called "City", do
hereby give and grant to said City PERMANENT RIGHT-OF-WAY and
EASEMENT on, along, over and acr-oss the following described premises
to-wit:
The West 20 feet, except the south 38 feet, and the Nor-th 52
feet, of the North 100 feet of the South 264.8 feet of the
North 880.97 feet of the West 1/2, East 1/2, West 1/2, South-
west 1/4, Northwest 1/4, Section 23, Township 3 South, Range 69
\"iest of the 6th P.M., except the East 20 feet thereof, and
except the following described tract of land: Beginning at the
Northeast corner of the above described land, said corner being
the Southeast corner of Lot 8, ASHFORD SUBDIVISION; thence
South 25.08 feet; thence West parallel wi th the South line of
Lot 8, ASHFORD SUBDIVISION to a point 25.08 feet South of the
Southwest corner of said lot 8; thence North 25.08 feet to the
Southwest corner of said Lot 8; thence East along the South
line of said Lot 8, to the point of beginning.
