KNOW ALL MEN BY 'rHESE PRESENTS, that J. David Sigrist, 16688 West 73rd Drive, Arvada, \
of Jefferson County, State of Colorado, hereinafter called the "Grantor(s)" for and 1n {-
consideration of the sum of Five Hundred Forty-Six and 00/100 Dollars ($546.00) and
other valuable consideration to him in hand paid by the City of Wheat Ridge,
hereinafter called "City", does hereby give and grant to said City PEEMANENl'
RIGHT-OF-WAY AND EASEMENT on, along, over and across the following described prEmises
to-wit:
A parcel of land containing 600 square feet, more or less, which is contained in the
tract described at Reception Number 84109808 in the office of the ,Jefferson County
Clerk and Recorder; said parcel being more particularly described as follows:
Beginning at the northwest corner of the tract described at Reception Number 84109808;
thence along the northern border of said tract North 89u50' East 75 feet; thence South
OU32' East 8 feet; thence South 89u50' West 75 feet; thence North OU32' West 8 feet, to
the POL..,,"l' OE BEGINNING.
The above described utility easement contains 600 square feet, more or less.
Also known by street and number as 12390 \\est 44th Avenue.
For the purpose of: Construction and maintenance of a pipeline for the Bayou
irrigation ditch.
Subject to the following tenus and conditions: Reset existing fence using like or
l:etter materials. Lawn or other improvements within the easement area will I:e restored
to original or better condition.
And the Grantor hereby covenants with the Grantee(s) that he has good title to the
aforedescribed premises; that he has good and lawful right to grant this eaSEment.
