PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Rocco D. Astuno and Herman
H. Feldman, of Jefferson County, State of Colorado, hereinafter
called the "grantor(s)" for and in consideration of the sum of
Ten and 00/100 Dollars ($10.00) and other valuable consideration
to them in hand paid by the City of Wheat Ridge, hereinafter
called "City", do hereby give and grant to said City PERMANENT
RIGHT-OF-WAY AND EASEMENT on, along, over and across the fol-
lowing described premises to-wit:

Two parcels of land situated in the Northeast 1/4 of the South-
east 1/4 of Section 23, Township 3 South, Range 69 West of the
Sixth P.M., City of Wheat Ridge, County of Jefferson, Colorado,
described as follows:
1. Beqinning at the northwest corner of the property
described in Reception No. 85047235, Jefferson County
Records; thence southerly along the west line of said
property, 15.0 feet; thence on a deflection angle to the
left of 1350, 21.2 feet to a point on the north line of
said property; thence westerly along said north line, 15.0
feet to the POINT OF BEGINNING; containing 113 square feet,
more or less.
2. Beginning at the northeast corner of the property
described in Reception No. 85047235, Jefferson County
Records; thence souther ly along the east line of said
property, 4.0 feet; thence on a deflection angle to the
right of 970, 33.2 feet to a point on the north line of said
property; thence easterly along said north, a distance of
33.0 feet to the POINT OF BEGINNING; containing 66 square
feet, more or less.

For the purpose of drainage, sidewalk and aerial utility
improvements along 44th Avenue.
And the Grantor(s) hereby covenant(s) with the Grantee(s) that
they have good title to the aforedescribed premises; that they
have good and lawful right to grant this easement.
