PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Dixon-Schmidt Development ! __ /
Company, 12100 West 44th Avenue, Wheat Ridge, Jefferson County,
State of Colorado, hereinafter called the "grantor(s)" for and in
consideration of the sum of Two Hundred Fifty Seven & 00/100
Dollars ($257.00) and other valuable consideration to them in hand
paid by the City of Wheat Ridge, hereinafter called "City", do
hereby give and grant to said City PERMANENT RIGHT-OF-WAY AND
EASEMENT on, along, over and across the following described
premises to-wit:
PE-12
A parcel of land containing 242 square feet, more or less, at the
northwest corner of Lot I of SHUMWAY SUBDIVISION, the plat of
which is recorded in Plat Book 5 at Page 48, in the office of the
Jefferson County Clerk and Recorder; said parcel being more
specifically described as follows:
Beginning at the northwest corner of said Lot I; thence East
along the northern boundary of said Lot 1 a distance of 22 feet;
thence southwest to a point on the western boundary which is 22
feet South of the POINT OF BEGINNING; thence North to the POINT
OF BEGINNING.
The above described easement contains 242 square feet, more or
less.
Also known by street and number as 12100 West 44th Avenue.
For the purpose of: Constructing a sidewalk and handicap ramp.
And the Grantor(s) hereby covenant(s) with the Grantee(s) that
they have good title to the aforedescribed premises; that they
have good and lawful right to grant this easement.
