KNOW ALL MEN BY THESE PRESENTS, that R. Glen Ipsen and Dawn T.
Ipsen, 12271 W. 32nd Ave., Wheat Ridge, of Jefferson County,
State of Colorado, hereinafter called the "grantors" for and in
consideration of the sum of Ten and 00/100 Dollars ($lO.OOl and
other valuable consideration to them in hand paid by the City of
Wheat Ridge, hereinafter called "City", do hereby give and grant
to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along, over
and across the following described premises to-wit:

A portion of a tract of land in the NE 1/4 of Section 29 T3S
R69W of the 6th P.M. described at Reception No. 476718 as
Lot 15 GLEN BROOK SUBDIVISION, described as a 20-foot wide
strip of land the center of which begins on the South pro-
perty line fifty (50) feet east of the West corner of said
Lot 15 and ends at a point on the North property line said
point being fifty (50) feet northeast of the West corner of
said Lot 15.
Exhibit attached.
For the purpose of construction and maintenance of storm drainage
improvements.
Subject to the following terms and conditions:
Property is to be restored upon completion of said storm
drainage improvements.
And the Grantors hereby covenant with the Grantee that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
IN WITNESS WHEREOF, We have hereunto set our hands
day of July A.D., 1989.
