KNOW ALL MEN BY THESE PRESENTS, that Associated Florist, Inc.,
owners of property located at 7766 West 44th Avenue in Wheat
Ridge, County of Jefferson, State of Colorado, hereinafter called
the "Grantor" for and in consideration of the sum of Ten and ~
OG/100 Dollars ($10.00) and other valuable consideration to the \ /
Grantor in hand paid by the City of Wheat Ridge, hereinafter I
called "City", does hereby give and grant to said City PERMANENT
RIGHT-OF-WAY AND EASEMENT on, along, over and across the fol-
lowing described premises to-wit:
A parcel of land situated in the SW 1/4 of Section 23, T3S,
R69W, of the 6th P.M., City of Wheat Ridge, County of
Jefferson, State of Colorado, described as follows:
Beginning at a point on the east boundary line, as described
in Warranty Deed Reception No. 2894513 Jefferson County
Records, 5.00 feet north of the point of curvature; thence
south 00 17' 44" west a distance of 5.00 feet on said east
boundary line; thence to the right along the arc of a curve
having a radius of 15.00 feet a distance of 23.56 feet to a
point on the south line of said property; thence north 890
47' 19' west along the south line of said property a
distance of 5.00 feet; thence on a deflection to the right
of 1350 to the point of beginning.

For the purpose of drainage and street improvements.
And the Grantor hereby covenants with the City that he has good
title to the aforedescribed premises; that he has good and lawful
right to grant this easement.
