West 38th Avenue, Wheat Ridge, of Jefferson County, State of
Colorado, hereinafter called the "grantor" for and in consider-
ation of tbe sum of $0.00 Dollars and other valuable consider--
ation to her in hand paid by the City of Wheat Ridge, hereinafter
called "City", does hereby give and grant to said City PERMANENT
RIGHT-OF-WAY AND EASEMENT on, along, over and across the follow-
ing described premises to-wit:
A portion of the West 1/2 of Tract 13, BROOKSIDE SUBDI-
VISION, Jefferson County, Colorado, described as follows:
Parcel 5.101 Rev 1, whicb parcel contains 23,902 square
feet, more or less.
Exhibit "A" attached herewith and made a part of this des-
cription.
For the purpose of construction of channel improvements and
relocation of sanitary sewers.
And the Grantors hereby covenants with the Grantee that she has
good title to the aforedescribed premises; that she has good and
lawful right to grant this easement.

A portion of the West 1/2 of Tract 13, BROOKSIDE SUBDIVISION, Jefferson
County, Colorado, described as follows:
Commencing at the southeast corner of said West 1/2; thence north 400 feet
along the east line of said West 1/2 to the TRUE POINT OF BEGINNING;
thence southwesterly on a deflection left of 111010', 149.72 feet more
or less to the east line of the dedicated road right-of-way in Book
2240 Page 846, Jefferson County Records;
thence north 177 feet along said east line;
thence northeasterly on a deflection right of 78050, 68.5 feet;
thence on a deflection left of 19020', 84.1 feet more or less to the
east line of said West 1/2;
thence south 179 feet along said east line to the TRUE POINT OF
BEGINNING, containing 23902 square feet or 0.550 acres more or less.
This conveyance is made to more definitely and correctly describe the right
or interest conveyed by deed dated November 4, 1985 and recorded November
8, 1985, in Reception No. 85108872, in the records of the County of
Jefferson, Colorado.
The drafter of this description is Mr. John S. Lambert, PLS 13212.
Prepared on behalf of Sellards & Grigg, Inc., 143 Union Blvd,
Lakewood, Colorado 80228, on December 19, 1988 under job number 87585-
26 for Urban Drainage and Flood Control District and the City of Wheat
