PERMANENT EASEMENT
KNOW ALL MEN BY THES~PRESENTS, that LORAC PROPERTIES INC. whose
address is 5280 W. 38 h Avenue, Wheat Ridge, County of Jefferson,
state of Colorado, hereinafter called the "grantors" for and in
consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and
other valuable consideration to them-in hand paid by the City of
Wheat Ridge, hereinafter called "City", do hereby give and grant
to said city PERMANENT EASEMENT on, along, over and across the
following described premises to-wit:

A tract of land lying in the SE 1/4 of section 24,
Township 3 South, Range 69 West of the 6th Principal
Meridian, city of Wheat Ridge, County of Jefferson,
State of Colorado, described as:
commencing at the Southwest corner of the parcel of land
described at Reception Number 90087926 in the official
records of the County of Jefferson, State of Colorado,
as Block 9 and the South 220 feet of Blocks 10, 11, and
12 Stewart Gardens Subdivision; thence, North along the
West line of said parcel, sixteen (16) feet to the True
Point of Beginning; thence, South along said West line
sixteen (16) feet to said Southwest Property corner;
thence, East along the South line of said parcel, six-
teen (16) feet; thence, Northwesterly to the True Point
of Beginning.
For the purpose of: Construction and maintenance of
sidewalks, traffic signs, and utilities
Subject to the following terms and conditions: NONE.
Said tract contains 128 square feet more or less.
Also known by street and number as: 5355, 5455, and 5495 W. 38th
Avenue, Wheat Ridge, Colorado, 80212
And the Grantors hereby covenant with the City that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
