KNOW ALL MEN BY THESE PRESENTS, that WILLARD M. PATTERSON whose
address is 1628 Colorado Blvd., Denver, Colorado 80220, herei-
nafter called the "Grantor" for and in consideration of the sum
of TEN AND NO/100 DOLLARS (~lO.OO) and other valuable considera-
tion to him in hand paid by the City of Wheat Ridge, hereinafter
called "City", does hereby give and grant to said City PERMANENT
EASEMENT on, along, over and across the following described

Two tracts of land lying in the NW 1/4 of Section 26,
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson,
state of Colorado, described as:
TRACT 1
The south 5 feet of the north 37 feet of that parcel of
land described at Reception number 89111058 of the
official records of the County of Jefferson, State of
Colorado.
TOGETHER WITH:
TRACT 2
That portion of said parcel of land lying northwest of
a line beginning at a point on the north line of said
parcel, 45 feet east of the northwest corner of said
parcel to a point on the west line of said parcel, 4S
feet south of said northwest corner, EXCEPTING from
this "'l'racr 1" and "Tract 2", that portion of said
parcel described as lying northwest of a line beginning
at a pvint on the north line of said parcel, 40 feet
east of the northwest corner of said parcel to a point
on the west line of said parcel, 40 feet south of said
northwest corner.
For the purpose of: Construction and maintenance of a
sidewalk.
