KNOW ALL MtN BY THESE PRESENTS, that WLV GROUP whose address is
8850 W. 38 Avenue, Wheat Ridge, County of Jefferson, State of
Colorado, hereinafter called the "Grantors" for and in considera-
tion of the sum of TEN AND NO/100 DOLLARS ($10.00) and other
valuable consideration to them in hand paid by the City of Wheat
Ridge, hereinafter called "City", do hereby give and grant to
said City PERMANENT EASEMENT on, along, over and across the
following described premises to-wit:

Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferaon,
state of Colorado, described as:
THAT PORTION OF THE PARCEL OF REAL PROPERTY DESCRIBED IN
THE OFFICIAL RECORDS OF THE COUNTY OF JEFFERSON, STATE
OF COLORADO, AT RECEPTION NUMBER 81072675, LYING NORTH-
EAST OF A LINE COMMENCING ON THE NORTH LINE OF SAID
PARCEL AT A POINT 5 FEET WEST OF THE NORTHEAST CORNER OF
SAID PARCEL AND RUNNING SOUTHEASTERLY TO A POINT ON THE
EAST LINE OF SAID PARCEL 5 FEET SOUTH OF SAID NORTHEAST
CORNER.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: NONE.
Said tract contains 12.5 square feet more or less.
Also known by street and number as: 8850 W. 38th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantors hereby covenant with the City that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
