PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Manuel Marfil and Heidi Warren, whose legal address is
2900 Webster Street. City of Wheat Ridge, County of Jeffen,on, State of Colorado, 800':13, heremafter called the
"Grantors" for and in consideration of the sum of TEN and NO/ 100 dollars ($10 00) and other valuable consid-

Number 1'0831552 of the official records of the County of Jefferson, State of Colorado.
Commencing at the NW Corner of the SE 1,4 of Section 26, Thence SOoo 19'35"E on and along the West
line of said SE 1/4 of Section 26, a distance of 1,297.J 1 feet, Thence leaving said West line un a bearlilg of
N89040'25"E. a distance of 581.25 feet to a Point, said Point lying on the northerly Right-of-Way Itne of
West 29tlt Avem.;e and being tloe Point of Beginning.
Thence S89041'53"W on and along saId northerly Right-of-Way line, a distance of 83 18 feet to the point uf
curve of a non tangent curve tu the right, of which the radius point Ites NOOD 13'33"W. a radial distance of
1502 feet; thence northwesterly along the arc, through a central angle of 89049'05", a distance 01'23.55 feet
to a Puint, said Pumt being on the easterly Right-of-Way line of Webster Street, thence NOD" 19'54"W on

and for itself only. agrees to hold harmless the Grantors from and against any suit, claim. attorney's fees,
loss or damage, including personal injury or luss of life, which may occur as a result of negligent construc-
tion or maintenance of said by and/or for the City on the property subject to this easement.
SaId tract contains 555 square feet or 0.0127 acres. more or less.

And the Grantors hereby covenant with the City that they ha ve good title to the afore dcscribed premise" and that
they have good and lawful right to grant this easement.
