PERMANENT EASEMENT
KNOW ALL MEN BY TIlESE PRESENTS, that Johnalhan C. Puckett, whose address is 7425 W 29'" Avenue, Wheat
Ridge, County of Jefferson, State of Colorado, 80033 hereinafter called the "Grantor" for and in consideration of thc sum
ofTen Dollars and nollOO ($10.00) and other valuable consideration to Johnathan C Puckett and in hand paid hy the City
of Wheat Ridge, hereinafter called "Citv", do herehy give and grant to said City a PERMANENT EASEMENT on,
along, over and across the following described premises to-wit:
A tract of land lying in the SE 14 of Section 26, Township 3 South, Range 69 West of the 6th Principal Meridian,
City of Wheal Ridge, County of Jeffcrson, State of Colorado, described as follows:
A part of those lands as described at Book 1410 Page 544 of the official records of the County of Jefferson, State of
Colorado, being more particularly described as follows:
Commencing at the NW Comer of the SE '/.I of Section 26; Thence SOOO 19'35"E on and along the West line of said SE '/.
of Section 26, a distance of 1,297.31 feet, Thence leaving said West line on a bearing of N89040'25"E, a distance of
5S1-25 feet to a point, said point lying on the northerly Right-of-Way line of West 29th Avenue and being the Point (If
Beginning.
Thence leaving said northerly ROW line on a bearing of NoooI9'30"W, a distance of 5.00 feet; thence N89046' 17"E, a
distance of 83.51 feet; thence N44046' I T'E, a distance of 21 17 feet to a Point, said Point being on the westerly Right-of-
Way line of Vance Street; thence Soo020'25"E on and along said westerly Right-of-Way line, a distance of 4.S4 feet, to
the point of curve of a non tangent curve to the right, of which the radius point lies S890S6'SO"W, a radial distance
of 15 18 feet; thence southwesterly along the arc, through a central angle of 89003'33", a distance of 2360 fcctlo a
Point, said Point being on the northerly Right-of- Way line of West 29'" Avenue; thence 589046' 1 T'W on and along said
northerly Right-of-Way line, a distance of 83.50 feet to the Point of Beginning.
NOTE: All bearings are relative to one another and are based on the bearing of the West line of the Southeast '4 of said
Section 26 being N 00019' 35"W
For the purpose of' The construction and maintenance of a sidewalk.
Subject to the following terms and conditions: To the extent permitted by law, and without waiving any immunities,
protections, or defenses available at common law or under statute, including, without limitation, the Colorado
Govemmental Immunities Act, Section 24-10-101, et seq_, c.R.S., the City, individually and for itself ani), agrecs to hold
harmless the Grantors from and against any suit, claim, attorney's fees, loss or damage, including personal injury or loss of
life, which may occur as a result of negligent construction or maintenance of said sidewalk and curb by and/m for the City
on the property subject to this easement.
Said Tract contains 555 square feet or 0.0128 acres, more or less.
Also known by street and number as. 7425 W 291" Avenue, Wheat Ridge, CO S0033
And the Grantors hereby covenant with the City that they have good title to the aforedescribed premises; and that the)
have good and lawful right to grant this easement.
