TITLE: AN ORDINANCE TO LEASE AND ACQUIRE REAL PROPERTY AND EXECUTE
AN OPTION THEREFOR.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, THAT:
Section 1. Authority. Pursuant to Chapter 139-61-1 of the
Colorado Revised Statutes of 1963, as amended, Cities shall have the
authority to enter into long term rental or leasehold agreements
including an option to purchase and acquire' title to such leased or
rented property within a period not exceeding the useful life of
such property, in no case exceeding thirty years.
Section 2. Purpose. The purpose of this Ordinance is to
lease and acquire certain real property and buildings attached there-
to, for the use of all City Departments in the execution of their
official City functions, and to include an option to purchase said
property.
Section 3. Acquisition. The City Council does hereby
authorize the leasing thereof and order the execution of an option
to purchase the following described real property lying within the
County of Jefferson, State of Colorado, to wit:
That portion of the West 255 feet of the E 1/2 NW 1/4
Section 21, Township 35, Range 69 West of the 6th
Principal Meridian described as follows: Beginning at
a point on the West line of the East 1/2 NW 1/4 of
said Section 21, said point being 1049.09 feet North
of the South line of the E 1/2 NW 1/4 of said Section
21;
THENCE Easterly parallel to the South line of the E 1/2
NW 1/4 of said Section 21, a distance of 225 feet;
THENCE Northerly parallel to the West line of the E 1/2
NW 1/4 of said Section 21 a distance of 310 feet to a
point 710 feet North of the North line of the County
Road known as the North Golden and Denver Road or
West 44th Avenue;
THENCE Westerly parallel to the North line of said County
Road a distance of 255 feet to a point on the West line
of the E 1/2 NW 1/4 of said Section 21;
THENCE Southerly along the West line of the E 1/2 NW 1/4
of said Section 21, a distance of 310 feet to point of
beginning;
AND ALSO
That portion of the East 2 Feet of the E 1/2 NE 1/4
SW 1/4 NW 1/4 of Section 21, Township 35, Range 69 West
of the 6th Principal Meridian described as follows:

Beginning at a paint on the East line of the E 1/2
NE 1/4 SW 1/4 NW 1/4 of said Section 21, said point
being 1049.09 feet North of the South line of SW 1/4
NW 1/4 of said Section 21;
THENCE Northerly along the East line of the E 1/2 NE 1/4
SW 1/4 NW 1/4 of said Section 21 a distance of 274.26 feet
to the Northeast corner of the E 1/2 NE 1/4 SW 1/4 NW 1/4
of said Section 21;
THENCE Westerly along the North line of the E 1/2 NE 1/4
SW 1/4 NW 1/4 of said Section 21 a distance of two feet;
THENCE Southerly parallel to the East line of the
E 1/2 NE 1/4 SW 1/4 NW 1/4 of said Section 21, a
distance of 274.26 feet to a point 1049.09 feet North
of the South line of SW 1/4 NW 1/4 of said Section 21;
THENCE Easterly a distance of two feet to point of
beginning,
with all improvements thereon.
Section 4. Consideration. The property may be leased
for a period of up to one year at a rental not to exceed $600.00
(Six Hundred Dollars) per month. An option to purchase said property
may be executed with the payment of the first monthly rental payment.
Said option shall provide that the property, above described, may be
purchased at a price not to exceed $60,000.00 (Sixty Thousand Dollars)
and that one half of all lease payments made during the year shall be
credited by the seller to the City as purchaser of said property and
be applied against the $60,000 (Sixty Thousand Dollar) sale price.
Section 5. Legal Title. Legal . title shall be held in the
name of the City of Wheat Ridge, Colorado, a Municipal Corporation.
