ORDINANCE NO. 258
Series of 1978
TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND LOCATED AT
4800 KIPLING, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, STATE
OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO,
THAT:
Section 1. Upon application of Coldwell Banker Company for rezoning in
Wheat Ridge Case No. WZ-77-29, and upon recommendation for
approval of rezoning from the Wheat Ridge Planning Commission,
and pursuant to findings made based upon testimony and evi-
dence presented at public hearing before the Wheat Ridge City
Council, Wheat Ridge Zoning Maps are hereby amended to exclude
from the disputed R-C Zone District and to include within
the R-C Zone District, the following described land:
All that portion of the Southwest quarter of the Southwest quarter of
the Southwest quarter of Section 15, Township 3 South, Range 69 West of
the Sixth Principal Meridian described as follows:
Parcel 1: Beginning at the Southeast corner of that certain parcel conveyed
by Deed recorded in Book 1758, Page 307, which is North 89 degrees 51'30"
East, a distance of 60.0 feet and North 0 degrees 22' West, a distance
of 560 feet from the Southwest corner of said Section 15; thence North
89 degrees 51'30" East, a distance of 127.5 feet; thence North 0 degrees
22' West, a distance of 75.0 feet to the South line of that certain parcel
conveyed by Deed recorded in Book 1764, Page 58; thence South 89 degrees
51'30" West along said South line, a distance of 127.5 feet, to a point
on the Easterly line of that certain parcel conveyed by Deed recorded
in Book 1758, Page 307; thence South 0 degrees 22' East, along said East
line, a distance of 75.0 feet to the point of beginning.
Parcel 2: Beginning at the Northeast corner of that certain parcel conveyed
by Deed recorded in Book 1293, Page 296, which is North 0' 22" West, a
distance of 560.0 feet and North 89 degrees 51'30" East, a distance of
62.5 feet from the Southwest corner of said Section 15; thence South
10 degrees 34' East along the Easterly line of said Deed, a distance of
112.0 feet to a Northerly line of said Deed; thence North 89 degrees
51'30" East, along said Northerly line, a distance of 105 feet; thence
North 0 degrees 22' West, a distance of 110 feet to the Southerly line
of that certain parcel conveyed by Deed recorded in Book 708, Page 2;
thence South 89 degrees 51'30" West along said Southerly line, a distance
of 125 feet to the point of beginning. County of Jefferson, State of
Colorado.
Section 2. This ordinance shall take effect one (1) day after
final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0
on this 27th day of February , 1978; ordered published in full
in the Wheat Ridge Sentinel and Public Hearing and consideration on final
passage set for March 13 , 1978, at 7:30 o'clock
P.M., at Council Chambers, Anderson Building, 4355 Field Street, Wheat
Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a
vote of 6 to 0 , this 13th day of March , 1978.
