ORDINANCE NO. 284

TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND LOCATED AT
49TH AND INDEPENDENCE, CITY OF WHEAT RIDGE, COUNTY OF
JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO:
Section 1. Upon application of Kipling 5000 for
rezoning in Wheat Ridge Case No. WZ-78-10, and upon
recommendation for approval from the Wheat Ridge
Planning Commission, and pursuant to findings made
based upon testimony and evidence presented at
public hearing before the Wheat Ridge City Council,
Wheat Ridge Zoning Maps are hereby amended to exclude
from the I and A-1 Zone District and to include within
the I Zone District, the following described land:
All that part of the West 1/2 of the Southwest
1/4 of Section 15, Township 3 South, Range 69
West of the 6th P.M., described as follows:
Beginning at the Southeast corner of the North
1/2 of the Southwest 1/4 of the Southwest 1/4
of said Section 15; thence North 00 degrees,
03 minutes, 29 seconds West along the East line
of the West 1/2 of the Southwest 1/4 of said
Section 15; a distance of 372.5 feet; thence
South 89 degrees, 56 minutes, 31 seconds West
a distance of 25.0 feet to the True Point of
Beginning of the tract of land herein described;
thence South 89 degrees, 56 minutes, 31 seconds
West a distance of 314.0 feet; thence North 00
degrees, 03 minutes, 29 seconds West a distance
of 450.0 feet to a point on the South line of
West 50th Avenue; thence North 74 degrees, 08
minutes, 44 seconds East along the Southerly
line of West 50th Avenue a distance of 180.39
feet; thence continuing along the Southerly
line of West 50th Avenue, along a curve to the
left, having a central angle of 10 degrees,
43 minutes, 37 seconds and a radius of 268.54
feet, an arc distance of 50.28 feet; thence
North 63 degrees, 25 minutes, 07 seconds East
along said Southerly line of West 50th Avenue
a distance of 5.08 feet; thence on a curve to
the right, having a central angle of 80 degrees,
01 minutes, 16 seconds and a radius of 20.0 feet,
an arc distance of 27.93 feet; thence South 36
degrees, 33 minutes, 37 seconds East a distance
of 33.48 feet; thence on a curve to the right,
having a central angle of 36 degrees, 30 minutes,
08 seconds and a radius of 225.0 feet, an arc
distance of 143.34 feet to a point which is 25
feet Westerly of the East line of the West 1/2
of the Southwest 1/4 of said Section 15 as
measured at right angles; thence South 00 degrees,
03 minutes, 29 seconds East 25 feet West of and
parallel to the East line of said West 1/2, a
distance of 352.74 feet to the True Point of
Beginning, City of Wheat Ridge, County of
Jefferson, State of Colorado. Containing
3.467 Acres.

0 on this 5th day of June , 1978; ordered published in
full in a newspaper of general circulation in the City of Wheat
Ridge and consideration on final passage set for June 26 ,
1978, at 7:30 o'clock P .M., at Council Chambers, Anderson
Building, 4355 Field Street, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by
a vote of 6 to 0 , this 26thday of June , 1978.
