ORDINANCE NO. 290
Series of 1978
TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND
LOCATED AT 4355 FIELD STREET, CITY OF WHEAT RIDGE,
COUNTY OF JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, THAT:
Section 1. Upon application of City of Wheat Ridge City
Council (Wheat Ridge Park) for rezoning in Wheat Ridge Case
No. WZ-78-17, and upon recommendation for approval from the
Wheat Ridge Planning Commission, and pursuant to findings
made based upon testimony and evidence presented at public
hearing before the Wheat Ridge City Council, Wheat Ridge
Zoning Maps are hereby amended to exclude from the R-2, A-1
Zone District and to include within the PF-1 Zone District,
the following described land:
Parcel 1: That portion of the SW 1/4 NE 1/4 and the NW 1/4
SE 1/4 of Sec. 22, T3S, R69W of the 6th P.M., which
begins at a point 303.0' South of the South line of the
County road known as W. 44th Avenue (formerly Jefferson
Avenue) at a point 508.2' E of the W line of said SW
1/4 NE 1/4, the point of beginning; thence South and
parallel with the West line of said SW 1/4 NE 1/4 and
the NW 1/4 SE 1/4 a distance of 1029.4' to a point; in
the centerline channel of Clear Creek as of February
29, 1964; thence left 93 degrees 36' along said centerline
channel 220' to a point; thence left 44 degrees 00'
along said centerline channel 193' to a point; thence
left 8 degrees 15' along said centerline channel 236'
more or less, to a point which is the SW corner of Lot
28, Crestview Park Subdivision, a recorded plat; thence
North 4 degrees 20' East along the Westerly line of
said Crestview Park Subdivision 472' to a point; thence
North 21 degrees 17' East along the Westerly line of
said subdivision 354.2' on the Southerly line of W.
44th Ave.; thence North 52 degrees 14' West along said
Southerly line 25.5' to a point; thence Westerly along
the Southerly line of W. 44th Ave., 35.8' to a point;
thence South 21 degrees 17' West 301.7' to a point;
thence North 74 degrees 44' West 245.8' to a point;
thence North 81 degrees 54' West 221.8' to point of
beginning; containing in all 10.294 acres more or less.
Parcel 2. A parcel of land located in the SW 1/4 NE 1/4
and the NW 1/4 SE 1/4 Sec. 22 T3S, R69W being more particularly
described as follows, to-wit: Commencing 300' South of a point
of intersection of the West line of said SW 1/4 NE 1/4, and
the original South line of W. 44th Ave.; thence South along the
West line of said SW 1/4 NE 1/4 and the NW 1/4 SE 1/4 a
distance of 1281' to the centerline of Clear Creek (1932);
thence Northeasterly along centerline of Clear Creek (1932)
to a point 508.2' East of the West line of said NW 1/4 SE 1/4
and measured at right angles thereto; thence North parallel
with the West line of said SW 1/4 NE 1/4 and the NW 1/4 SE 1/4
a distance of 1426.45' to a point on the South line of West
44th Ave.; thence Northwesterly along the South line of West
44th Ave. a distance of 50', more or less, to a point on the

South line of West 44th Ave., which point is 458.2' East
of the West line of the SW 1/4 NE 1/4; thence South, parallel
to the East line a distance of 300', more or less, to a point
directly East of the point of beginning; thence West 458.2'
to point of beginning. Said parcel containing 14.55 acres
more or less.
Parcel 3. The North 50' of the South one-half of Lot or
Tract 12, Happy Valley Gardens, Jefferson County, Colorado.
Section 2: This ordinance shall take effect fifteen (15) days after
final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to
0 on this 21st day of August , 1978; ordered published in
a newspaper of general circulation in the City of Wheat Ridge, and
Public Hearing and consideration on final passage set for
September 18 , 1978, at 7:30 o'clock p .M.,
at Council Chambers, 7500 West 29th Avenue, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by
a vote of 6 to 0 , this 18th day of September , 1978.
