TITLE: AN ORDINANCE. PROVIDING FOR THE APPROVAL OF REZONING FROM RFSTRICTF.D-
COMMERCIAL (R-C) TO CO6MIERC:IAL-ONE (C-1) FOR LAND LOCATED AT 6695 IV.
38th AVE, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT-
Section 1. Upon application of Bobby L. Billen for approval of rezoning in Wheat
Ridge Case No. WZ-78-116, and upon recommendation for approval from the Wheat
Ridge Planning Commission, and pursuant to findings made based upon testimony and
evidence presented at public hearing before the Wheat Ridge City Council, Wheat
Ridge Zoning Maps are hereby amended to exclude from the Restricted-Commercial
(R-C) Zone District and to include within the Commercial-One (C-1) Zone District
the following described land-
That part of the Southwest 1/4, Section 24, Township 3 South, Range 68
West of the 6th P.M. and being more particularly described as:
Beginning at the Southwest corner of said Section 24, thence South 89°48'40"
East along the Southerly line of said Section 24, 413.60 feet to a point;
thence North 00011120"East 30.00 feet to the true point of beginning; thence
North 89°48'40"West and along the North line of West 38th Avenue, 110.00 feet
to a point of curvature; thence along a curve to right an arc distance of
23.56 feet to a point on the easterly line of Otis Street, said curve having
a radius of 15.00 feet; thence continuing along the easterly line of Otis
Street North 00°01'40" East, 85.00 feet, thence South 89°48'40" East,
125.00 feet; thence South 00°01'40" West, 100.00 feet to the true point of
beginning, County of Jefferson, of Colorado. Containing 12,447 square feet
or .286 acres.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on this
23rd day of April , 1979; ordered published in full in a newspaper of
general circulation in the City of-Wheat Ridge, and Public Hearing and consideration
on final passage set for May 14, 1979, at 7:30 o'clock P.'!'1.
