ORDINANCE NO. 332

TITLE: AN ORDINANCE PROVIDING FOR THE APPROVAL FROM COMMERCIAL-ONE (C-1) AND
RESIDENTIAL-THREE (R-3) TO RESTRICTED COMMERCIAL (RC-1) FOR LAND
LOCATED AT 3767 HARLAN, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON,
STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application of Ray Valente for approval of rezoning in Wheat
Ridge Case No. WZ-79-2, and upon recommendation for approval from the Wheat
Ridge Planning Commission, and pursuant to findings made based upon testimony
and evidence presented at public hearing before the Wheat Ridge City Council,
Wheat Ridge Zoning Maps are hereby amended to exclude from the Commercial-One
(C-1) and Residential-Three (R-3) Zone Districts and to include within the
Restricted Commercial (RC-1) Zone District the following described land:
A parcel of land in the Northwest 1/4 of the Northwest 1/4 of Section 25,
Township 3 South, Range 69 West of the 6th Principal Meridian being more
particularly described as follows:
Commencing at the North 1/4 corner of said Section 25; thence S00002'44"E
along the East line of the Northwest 1/4 of said Section 25 a distance of
130.00 feet; thence N89051'34"W and parallel with the North line of the
Northwest 1/4 of said Section 25 a distance of 30.00 feet to a point on the
West right-of-way line of Harlan Street, said point being the True Point of
Beginning; thence continuing N89051'34"W and parallel with the North line
of the Northwest 1/4 of said Section 25 a distance of 135.50 feet; thence
S0002'44"E and parallel with East line of the Northwest 1/4 of Section 25
a distance of 124.20 feet; thence S89051'34"E and parallel with the North
line of the Northwest 1/4 of said Section 25 a distance of 135.50 feet to a
point on the West right-of-way of Harlan Street; thence N0002'44"W along
said West right-of-way and being parallel with the East line of the Northwest
1/4 of said Section 25 adi stance of 124.20 feet to the True Point of Beginning,
containing 16,829 square feet (0.386 acres) more or less.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on this
21st day of May_, 1979; ordered published in full in a newspaper of general
circulation in the City of Wheat Ridge, and Public Hearing and consideration on
final passage set for June 11 , 1979, at 7:30 o'clock P.M. at Council
Chambers, 7500 West 29th Avenue, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a vote of
6 to 0 , this 11th day of June 1979.
