TITLE: AN ORDINANCE PROVIDING FOR THE APPROVAL OF REZONING FROM HOSPITAL-TWO,
(H-2) TO RESIDENTIAL ONE (R-1) FOR LAND LOCATED AT APPROXIMATELY 3400
DUDLEY, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application by the Wheat Ridge Foundation for approval of re-
zoning in Wheat Ridge for Case No. WZ-79-7, and upon recommendation for approval
from the Wheat Ridge Planning Commission and pursuant to findings made, based on
testimony and evidence presented at public hearing before the Wheat Ridge City
Council, Wheat Ridge zoning maps are hereby amended to exclude from the Hospital-
Two (H-2) District and to include within the Residential-One (R-1) Zone District
the following described land:
Beginning at the Ea corner of Section 27, T3S, R69W, of the
6th P.M., Jefferson County, Colorado; thence N57003.5'W, which
is a bearing based upon the bearing of the east line of the
NE4 of said Section being assumed as N0002'38"E, a distance
of 813.20 feet to the southeast corner of the east 125 feet
of the west 640.50 feet of the E12 of the Sit of the NE4 of said
Section 27, except the south 447.40 feet thereof, which is the
True Point of Beginning; thence NOo00'E along the east line of
the east 125 feet of the west 640.50 feet of the Elz of the S'-z of
the NE4 of said Section 27,a distance of 878.68 feet to the north-
east corner of the east 125 feet of the west 640.50 feet of the
E122 of the S12 of the NE4 of said Section 27; thence S89040.21W
along the north line of the east 125 feet of the west 640.50
feet of the El, of the S12 of the NE4 of said Section 27 a distance
of 125 feet to the northwest corner of the east 125 feet o;`_ the
west 640.50 feet of the E-2 of the Sz of the NE4 of said Section
27; thence SOo00'W along the west line of the east 125 feet of
the west 640.50 feet of the E12 of the S12 of the NE4 of said Sec-
tion 27, a distance of 878.91 feet to the southwest corner of
the east 125 feet of the west 640.50 feet of the E2 of the S1-2
of the NE4 of said Section 27 except the south 447.40 feet
thereof; thence N89033.9'E a distance of 125 feet to the True
point of Beginning, containing 2.522 acres more or less.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on this
24th day of September 1979; ordered published in full in a newspaper
of general circulation in the City of Wheat Ridge, and Public Hearing and con-
sideration on final passage set for October 15, 1979, at
7:30 o'clock P.M., in the Council Chambers, 7500 West 29th Avenue, Wheat Ridge,
Colorado.
TABLED INDEFINITELY at applicant's request by a vote of
6 to 0 , this 10th day of October , 1979.
READ, ADOPTED AND ORDERED PUBLISHED on second and final reading by a vote of 8 to 0 on July 13, 1981
