Section 1. Jpon app. 3tiOn by Conrad Hecker for approval of
rezoning in 'c`heat Ridge, Colorado, Case No. 11Z-87-6, and based upon
recommendation for approval, with conditions, from the Wheat Ridge
Planning Commission, and pursuant to findins made based on
testimony and evidence presented a?. public hearing before the Wheat
Ridge City Council, 'reheat Ridge maps are hereby amended to exclude
from the Residential-One District and to include in the Restricted-
Commercial District, the following described land:
Tract 9, re-subdivision of hlapl Grove Village, 31ock 1,
except that portion described as follows: Beginning at
the southwest corner of said Tract A; thence north on the
west line of said Tract A, 70 feet; t,ience east and
parallel with the south line of said Tract A, 50 feet;
thence south parallel with the west line of said Tract A,
70 feet; thence west on the south line of said Tract A,
50 feet o the point of beginning.
Section 2. Conditions

Section 2. Safety Clause. The City Council rnereby finds,
determines, and declares that this ordinance is promulgated under
the „eneral police power of the City of ;cheat midge, that it is
promulgated for the health, safety, and welfare of the public, and
that this ordinance is necessary for the preservation of health and
safety and for the protection of public convenience and welfare.
The City Council further determines that the ordinance bears a
rational relation to the prof:er legislative object sought to be
attained.

part of this ordinance or the application thereof to any person or
circumstances shall for any reason be adjudE;ed by a court of
competent jurisdiction invalid, such judgment shall not affect,
impair or invalidate the remainder of this ordinance or its
application to other persons or circumstances.
Section 11. This ordinance snall take effect 15 days after final
p)Ublication. _
