HomeMy WebLinkAboutResolution-1970-0101 RESOLUTION NO. 101 Series of 1970 BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE: That following public hearing and pursuant to notice, the following Findings of Fact and Conclusions are hereby adopted: 1. That the petition of Jim D. Helbig and Elizabeth 8. Helbig requesting the annexation to the City of Wheat Ridge of the following described territory, situate in the County of Jefferson and State of Colorado, to-wit: That part of the Northwest Quarter of the Southwest Quarter (N~A, S~A) of Section 15, Township 3 South, Range 69 West of the 6th P.M., described as follows: Beginning at a point 313.6 feet South Do 02' East of the Northwest Corner of the Northwest Quarter of the Southwest Quarter of Section 15; thence North 870 48' o East, 1295.33 feet; thence South 0 02' East, 385.13 feet; thence North 890 58' East, 25.0 feet to a point on the East line of the Northwest Quarter of the Southwest Quarter of Section 15; thence South Do 02' East along the East line of the Northwest Quarter of the Southwest Quarter of Section 15, 278.72 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence South 740 20' West along said right of way line, 1370.1 feet to a point on the West line of the Northwest Quarter of the Southwest Quarter of Section 15; thence North 00 02' West along the West line of the Northwest Quarter of the Southwest Quarter of Section 15, 984.1 feet to the true point of beginning, having been accepted and a resolution adopted that said territory be annexed to the City of Wheat Ridge by Ordinance, NOW, THEREFORE, 8E IT RESOLVED, That by said Ordinance the annexed property be zoned as follows: RESIDENTIAL THREE DISTRICT (R-3): That part of the NorthwBst QuarteT of~ihe-Southw8st QuarteT (N~A, SW%) of Section 15, Thwnship 3 South, Range 69 West of the 6th P.M., described as follows: Beginning at the Northwest Corner of the Northwest Quarter of the Southwest Quarter of said Section 15; thence South 00 02' East, 313.6 feet; thence North 870 48' East, 61.22 feet to a point on the Easterly right of way line of Kiplin8 Street to the true point of beginning; thence South 0 25' West along the Easterly right of wag line of Kipling Street, 388.0 feet; ~hence South 88 08' East, 300.2 feet; thence South 0 25' West, 489.31 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence North 740 20' East along the Northerly right of way line of Public Service Company of Colorado, 1002.18 feet to a point on the East line of the Northwest Quarter of theoSouthwest Quarter of said Section 15; thence North 0 02' West along the East line of the Northwest Quarter of the Southwest Quarter of said Section 15, 663.85 feet; thence South 870 48' West, 1259.12 feet to the true point of beginning, EXCEPT the East 25.0 feet thereof, situate in the County of Jefferson and State of Colorado. ,--- ") -{ E 'S, ,:.;;T"/c:J/ ( d ) -2- COMMERCIAL ONE DISTRICT (C-1): That part of the Northwest Quarter of thElSouthwest Quarter (N~A, SW%) of Section 15, Township 3 South, Range 69 West of the 6th P.M., described as follows: Beginning at the Northwest Corner of the Northwest Quarter of the Southwest Quarter of Said Section 15; thence South o 0 o 02' East, 313.6 feet; thence North 87 48' East, o 61.22 feet; thence South 0 25' West, 388.0 feet to the true point of beginning, said point being on the Easterlg right of way line of Kipling Street; thence South 0 25' West along the Easterly right of way line of Kipling Street, 583.44 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence North 740 20' Emit along the Northerly right of way line of Public Service Company of Colorado, 312.3 feet; thence North Do 25' East, o 489.31 feet; thence North 88 08' West, 300.2 feet to the true point of beginning, situate in the County of Jefferson and State of Colorado, inasmuch as the above zoning would constitute the highest and best use of said property, would be compatible with the existing de- velopment within the neighborhood, and would be in conformance with Jefferson County's Plan of Intent for the development of the area as evidenced by Preliminary Land Use for North Jef- ferson County Subplanning Area heretofore developed by Jef- ferson County Planning Department.
