RESOLUTION NO. ~~?
Series of 1973
WHEREAS, the future land use maps portion of the Comprehensive
Master Plan shows low density residential as recommended use on that
property described later in this find;
WHEREAS, the existing land use with the exception of one lot is
low density single family use; and
WHEREAS, the zoning map of the Comprehensive Master Plan currently
shows the entire area under consideration, and later described in this
finding, to be a Residm tial-Two Zone Distrct; and
WHEREAS, the zone map portion of the Comprehensive Master Plan,
concerning the area described in this finding, should be brought into
conformity with other and remaining parts of the Comprehensive Master Plan
of the City of Wheat Ridge; and
WHEREAS, said changes of the zoning map would be in the best
interest of the City and its citizens after considering the best interest
and welfare of said citizens and the community as a whole;
NOW, THEREFORE, BE IT RESOLVED: by the City Council of the City
of Wheat Ridge, Colorado that: that portion of the Comprehensive Master
Plan of the Ci t'j of Wheat Ridge entitled "Zoning Map" be amended to reflect
a Residential One - A Zoning District on that property described as follows;
Beginning at a point 827.8 feet south and 660.5
feet east of the northwest corner of the southeast
quarter of Section 26, Township 3 South, Range 69
west of the 6th Prime Meridian located in the inter-
section of Upham Court and West 30th Avenue in Wheat
Ridge, Colorado; thence south 25 feet to a point at
the northwest corner of Lot 6 of Freeman's Subdivision;
thence south 370.3 feet along the west boundary of
said subdivision to a point; thence east 158.5 feet to
a point on the center line of Upham Street; thence north
395.3 feet along the center line of Upham Street to a
point; thence east 342.1 feet to a point on the center
line of Teller Street; thence north for 550 feet along
the center line of said street to a point; thence west
25 feet to the northeast corner of Lot 8 of Gibbons
Subdivision; thence west 300.4 feet along the north
rrundaries of lot numbers 6, 7, and 8 of said subdivision
to a point at the northwest corner of Lot 6 of said
subdivision; thence south 39.2 feet along the west
boundary of said lot to a point at the northeast corner
of Lot 5 of said subdivision; thence west 134 feet
along the north boundary of said lot to a point at the
northwest corner of said lot; thence south 47.8 feet
along the west boundary of said lot to a point; thence
west 72.5 feet to a point; thence south 133 feet to a
point on the north boundary of Upham Court Subdivision;
thence 127.3 feet west along the north boundary of said
subdivision to a point at the northwest corner of said
subdivision; thence south 305 feet along the west
boundary of said subdivision to a point at the south-
west corner of said subdivision; thence south 25 feet to

a point on the center line of West 30th Avenue; thence
east along the center line of said street 15B.5 feet
to the point of true beginning;
Except the following described property known as 3110-3120
Upham Street:
Beginning at the center point of the SE~ of the NE~
of the NW~ of the SE~ of Section 25 Township 3 South,
Range 59 West of the 5th Prime Meridian, thence east 121.5
feet, thence south at a right angle 105 feet, thence west
parallel to the north property line 121.5 feet, thence north
105 feet to the point of beginning.
DONE AND RESOLVED by the City Council of the City of Wheat
