TITLE: A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WHEAT
RIDGE, COLORADO, REGARDING MODIFICATIONS OF THE WADSWORTH
TOWN CENTER URBAN RENEWAL PLAN AND FINDING AND DECLARING
THAT SUCH PROPOSED MODIFICATIONS CONSTITUTE A SUBSTANTIAL
CHANGE TO SUCH PLAN
WHEREAS, the Economic

Town Center Urban Renewal Plan, which
are summarized on the attachment to this
WHEREAS, the Council has been advised by staff and consultants,
and has determined that the proposed modifications constitute a
substantial change to the Plan, as provided in Part 1, Article
25, Title 31, Colorado Revised Statutes, (the Urban Renewal Law);
and
WHEREAS, in accordance with the Urban Renewal Law, the proposed
modifications shall be submitted to the Wheat Ridge Planning
Commission for a determination as to whether such modifications
are in compliance with the city's Master Plan.
NOW, THEREFORE, BE IT RESOLVED, THAT:
1. The modifications proposed by the commissioners of the
Economic Development and Revitalization commission substan-
tially change the Wadsworth Town Center Urban Renewal Plan.
2. The Planning Commission shall review the proposed modifica-
tions for a determination as to conformance with the city of
Wheat Ridge Master Plan.
3. A public hearing shall be held before the City council
regarding such modifications on the 28th day of September,
1987, at 7:30 p.m., or as soon thereafter as the matter may
be heard, in the Council Chambers of the Municipal Building,
7500 West 29th Avenue, Wheat Ridge, Colorado.
4. Notice of such hearing shall be provided in accordance with
the Urban Renewal Law.
DONE AND RESOLVED this 14th day of September, 1987.

SUMMARY OF MODIFICATIONS TO THE
WADSWORTH TOWN CENTER URBAN RENEWAL PLAN
Definition and emphasis on Phase Two of the redevel-
opment program.
Direct role of city and EDARC in effecting develop-
ment in Phase Two of the project.
Identification of specific areas for acquisition and
private development.
Emphasis upon the use of the contract with the
developer to control the redevelopment project.
Detailed legal description of the boundaries of the
redevelopment area.
Clarification of the purposes of the project.
specification of the powers of state law conferred
upon EDARC.
Inclusion of more specific provisions regarding relo-
cation as required by state law.
Detailed provisions regarding the use of tax incre-
ment financing by EDARC.
Amendment of the Master Plan for the Wadsworth Town
Center, and inclusion of same in the urban renewal
plan.
