RESOLUTION NO. 1534
SERIES OF 1996
TITLE: A RESOLUTION INITIATING REZONING PROCEDURES FOR A LARGE
AREA LOCATED ALONG WEST 29TH AVENUE BETWEEN FENTON STREET
AND SHERIDAN BOULEVARD.
WHEREAS, the City of
procedures for City Initiated

Wheat Ridge has adopted specific
rezonings pursuant to Ordinance No.
WHEREAS, Exhibit A, attached
is a map which illustrates the
rezoning; and

WHEREAS, the purpose and objectives to be achieved by this
City initiated large area rezoning are:
1. To preserve and protect predominately low density
residential character of the neighborhood.
2. To recognlze and exclude existing developed commercial uses.
3. To rezone to bring this area into conformance with the
comprehensive plan.
4. To rezone from Commercial-One (C-1) to Residential-One C and
to Residential-Two (R-2) so as to avoid creation of
nonconforming uses.
NOWTHEREFORE, be it resolved that the Wheat Ridge City
Council has initiated a LARGE AREA REZONING by adoption of this
resolution and shall forward this proposal to the Planning
Commission for public hearing and recommendations.
