TITLE:
A RESOLUTION INITIA TING REZONING PROCEDURES FOR A LARGE
AREA LOCATED IN THE 38TH AVENUE AND P ARFET STREET
NEIGHBORHOOD
WHEREAS, the City of Wheat RIdge has adopted specific procedures for City mltiated
rezolllngs pursuant to Ordmance No 1040, Series of 1997, and,
\VHEREAS, Exhibit A, attached hereto and incorporated herem, is a map which Illustrates the
general area of the proposed rezoning; and,
WHEREAS, the purpose and objectives to be achieved by thIS City Imtlated large area rezonmg
are'
To preserve and protect predominately low density residential character of the 38th
A venue and Parfet Street neighborhood.
2. To recogmze and exclude existing developed high denSity residential uses.
3. To rezone to bnng thiS area into conformance \.vith the comprehensive plan.
4 To rezone from ResidentIal-Three (R-3) to Residential-One B (R-IB), Residential-One C
(R-l C) and to Residential-Two (R-2) so as to preserve the low denSity residential
character of the area.
NOW THEREFORE be it resolved by the Wheat Ridge City Council has mltlated a LARGE
AREA REZONING by adoption of thIS resolution and shall forward thiS proposal to the
Planning Commission for public hearmg and recommendatIOns.
