A RESOLUTION AUTHORIZING JEFFERSON COUNTY OPEN SPACE TO
CONTINUE GOOD FAITH NEGOTIATIONS AND TO ACQUIRE THE 5
ACRES OF LAND, MORE OR LESS, LOCATED AT 4100 MILLER STREET
(ZARLENGO PROPERTY) AT THE NEGOTIATED PRICE FOR PARKS
AND RECREATION PURPOSES.
The City of Wheat Ridge has approved a ResolutIon authorizmg Jefferson County
Open Space to complete an AppraIsal, EnvIronmental Assessment, Survey, and
negotiate the fmr market value of the 5 acres of property located at 41 00 Miller Street
(Zarlengo Property); and
Jefferson County has completed the AppraIsal, Environmental Assessment, Survey
and negotIated the faIr market value; and
The appraIsed value has been communicated WIth the Clty Councll, and
The negotiated fair market value lS $410,000.00; and
The Appraisal and EnvIronmental Assessment costs $3,975.00
NOW THEREFORE BE IT RESOL VED BY THE WHEAT RIDGE CITY COUNCIL THAT
1) JEFFERSON COUNTY OPEN SPACE BE AUTHORIZED TO CONTINUE GOOD
FAITH NEGOTIA nONS AND TO ACQUIRE THE 5 ACRES OF LAND, MORE OR
LESS, LOCATED AT 4100 MILLER STREET AT THE NEGOTIATED FAIR
MARKET VALUE.
2) THE ZARLENGO PROPERTY, LOCATED AT 4100 MILLER STREET IS A HIGH
PRIORITY ACQUISITION FOR PARK LAND AND THE FUTURE USES WILL BE
NATURAL OPEN SPACE.
3) THE COST OF THE ACQUISITION INCLUDING LAND COST, APPRAISAL,
ENVIRONMENTAL ASSESSMENT, AND CLOSING COSTS WILL BE SPLIT 75%
FROM THE CITY OF WHEAT RIDGE SHARE OF THE JEFFERSON COUNTY
OPEN SPACE BOND FUND AND 25% FROM CITY OF WHEAT RIDGE FUNDS
WITH ALL COSTS CHARGED TO ACCOUNT 32-601-809.
4) THE MAYOR AND CITY CLERK BE AUTHORIZED TO SIGN THE
ENVIRONMENT AL INDEMNIFICATION AGREEMENT.
