Notice is hereby given of a Public Meeting to be held before the City of Wheat Ridge Planning
Commission on December 15, 201 at 7:00 P.M., in the City Council Chambers of the Municipal
Building, 7500 West 29th Avenue, Wheat Ridge, Colorado.
Individuals with disabilities are encouraged to participate in all public meetings sponsored by the City
of Wheat Ridge. Call Heather Geyer, Public Information Officer at 303-235-2826 at least one week in
advance of meeting if you are interested in participating and need inclusion assistance.

A. Election of Vice Chair
The meeting was called to order by Chair BUCKNAM at 7:00 p.m. in the City
Council Chambers of the Municipal Building, 7.500 West 29' Avenue, Wheat
Ridge, Colorado.
Commission Members Absent: Tracy Guildner
Staff Members Present: Sally Payne, Senior Planner
Ann Lazzeri, Recording Secretary

It was moved by Commissioner MATTHEWS and seconded by
Commissioner OHM to approve the order of the agenda. The motion carried
S. APPROVAL OF MINUTES — October 20, 2011
It was moved by Commissioner MATTHEWS and seconded by
Commissioner POND to approve the minutes of October 20, 20 11 as
presented. The motion carried 5-0 with Commissioners BRINKMAN and
MATTHEWS abstaining.
No members of the public wished to address the Commission at this time.

A. Case No. MS- I 1 -04t An application filed by Mike Pharo for RV America
for a 2-lot minor subdivision plat with right-of-way dedications oil
property zoned Mixed Use Commercial Interstate (MU-C Interstate) and
Mixed Use Neighborhood (MU-N) and located at 11 808 West 44
Avenue.
Sally Payne referred to a memorandum from Meredith Reckert dated November
9, 201 advising of staff's recommendation to continue this case indefinitely. If
the application comes forward in the future, it will be published and noticed.
It was moved by Commissioner MATTHEWS and seconded by
Commissioner BRINKMAN to continue indefinitely Case No. MS-I 1-04/RV
America. The motion carried 7-0.
B. Case No. WPA-I 1-02: A resolution adopting an addendum, "Three-Mile
Plan", to the City of Wheat Ridge Comprehensive Plan.
Sally Payne reviewed the staff report for this case. State statutes require that the
Three-Mile Plan be updated annually and needs to incorporate any newly annexed
land or recent revisions to the City's Comprehensive Plan. Since last adoption of
the Plan in 201 the City annexed the Table Mountain Animal Center site and
some land adjacent to it.
Commissioner BRINKMAN suggested that staff look into renaming Cabela
Drive.
Commissioner BRINKMAN requested that language in item no. 5, page 15, of the
Plan be reworded for clarification.
Chair BUCKNAM opened the public hearing and asked to hear from members of
the public. Hearing no response, he closed the public hearing.
It was moved by Commissioner MATTHEWS and seconded by
Commissioner TIMMS to recommend approval of Resolution No. 3-2011, a
resolution concerning adoption of an amendment to the Wheat Ridge
Comprehensive Plan of the Three-Mile Plan.
page 15 of the Plan for clarification. The amendment was accepted by
Commissioners MATTHEWS and TIMMS. The motion carried 7-0.

OHM to adjourn the meeting at 7:20 p.m. The motion carried 7-0.
