WHEAT RIDGE URBAN RENEWAL AUTHORITY
August 2, 2005
Notice is hereby given of a Public Meeting to be held before the City of Wheat Ridge Urban
Renewal Authority on Tuesday, August 2, 2005, at 5:30 p.m., in the City Council Chambers of
the Municipal Building at 7500 West 29th Avenue, Wheat Ridge, Colorado.
1. Call the Meeting to Order
2. Roll Call of Members
3. Approval of Minutes - June 21, 2005
4. Public Forum (This is the time for any person to speak on any subject not appearing on
the agenda. Public comments may be limited to 3 minutes.)
5. Discussion of 44I" & Wadsworth
6. Executive Session under C.R.S. Section 24-6-402(4)(b) for the purpose of receiving legal
advice regarding specific legai questions regarding the terminated 38'h Avenue and
Sheridan Boulevard redevelopment project.

June 21, 2005
5:30 p.m.
1. CALL TAE MEETING TO ORDER
The meeting of the Wheat Ridge Urban Renewal Authority meeting was called to
order by Chair Williams at 5:43 p.m. in the council chambers of the Municipal
Building, 7500 West 29th Avenue, Wheat Ridge, Colorado.
2. ROLL CALL OF MEMBERS
Authority members present: Janet Leo
Ralph Mancineili
Terrell Williams
Authority members absent: Pete Ziemke
Also attending: Alan White, WRURA Executive Director
Corey Hoffinann, WRURA Attorney
Ann Lazzeri, Recording Secretary
3. APPROVAL OF MINUTES
It was moved by Ralph Mancinelli and seconded by Janet Leo to approve the
minutes of May 3, 2005 as presented. The motion passed unanimously.
4. PUBLIC FORUM

Mr. Durbin inquired about the status of court proceedings.
In reply, Terrell Williams stated that the court released funds to the Authority to
allow payment of all outstanding bills including settlements with Chuck Mandril
and Robert Wallace. There has been no ruling on the appeal.
5. NEW BUSINESS
A. Discussion of status of 3718 Ames
Alan White informed the Authority that there have been several showings
on this property, however no offers have been received. It will also be
necessary to obtain an appraisal on this property before it can be sold.

There was a consensus of the Authority to leave the property for sale at the
present asking price and delay any further action on this property until the
court renders a decision on the appeal.
B. Update on possible meeting with property owners at 44~n and
Wadsworth
Alan White reported on the Authority's direction on May 3, 2005, to
arrange a meeting with property owners at 44t' and Wadsworth to discuss
possibilities for the azea's redevelopment. Not all of the property owners
have replied; however, Mr. White spoke with the manager of Times
Squaze shopping center who informed him that he has entered into a
contract with Big Lots to refurbish and relocate in a portion of the
shopping center. Mr. White will continue his attempts to contact the
property owners in this azea to see if there is interest in attending the first
WRURA meeting in August to discuss redevelopment possibilities.
Terrell Williams encouraged members of the Authority to attend the
public meeting on the Neighborhood Revitalization Study.
C. Request by Channel 4
Alan White informed the Authority that staff will be complying with a
request from Channel 4 to supply budgets and expenses incurred by the
Authority during the past four years
8. ADJOURNMENT
There was consensus that no meetings would be held until August 2, 2005 unless
the need arises to meet in July.
It was moved by Janet Leo and seconded by Ralph Mancinelli to adjourn the
regular meeting at 8:02 p.m. The motion passed unanimously.
