WHEAT RIDGE HOUSING AUTHORITY MINUTES August 26, 2008 A. CALL MEETING TO ORDER The meeting was called to order by Chair Brungardt at 4:02 p.m. in the City Council Chambers of the Wheat Ridge Municipal Building, 7500 W. 292h Aveuue, Wheat Ridge, Colorado. B. C. D. ROLL CALL Authority members present: Cheryl Brungardt Kent Davis Kathy Nuanes Lena Rotola Janice Thompson Others present: Sally Payne, Executive Directar Larry Nelson, Conierstone Realty Henry Welirdt, Construction Manager Ann Lazzeri, Recording Secretary APPROVAL OF MINUTES It was moved by Kent Davis and seconded by Lena Rotola to approve the minutes of June 24, 2008 with the following clarification on page rivo under Par^fet Pronertv. The last sentence should read as follows: He asked for authoriZation to rerluce tl2e prices on the two remaining Parfet units; tlze trvo bedroom unit wou[tl be reduced to $169,900 and the,four-bedroom unit would be reduced to $199,900. The motion passed 4-0 with Janice Thompson abstaining. OFFICERSREPORTS There were no reports. E. PUBLIC FORi7M There was no one present to address the Authority. Housing Authority Minutes - 1 - August 26, 2008 F. NEW BUSINESS • Update from Jefferson County School District Sally Payne reported that Jefferson County School District has indicated it plans to counter the offer made by the Housing Authority for the Fruitdale school building. Kathy Nuanes commented that she attended a community meeting in District III on another matter related to 38"' Avenue issues. During the question and answer period following Council's presentation, two individuals spoke about the Fruitdale building. These two people were opposed to the building being converted to residential use and were in favor of the building being used for the arts. Termination of IGA between WRHA and JCI3A Jefferson County Housing Authority has informed the Wheat Ridge Housing Authority that it plans to terminate the Intergovernmental Agreement for use of JCHA services. Henry WehrdYs work load has increased to the point that he can no longer provide assistance to WRHA. He compiled a list of services that he has provided in order to assist WRHA in finding someone else to provide those seruices in the future. Meinbers of the Housing Authority expressed heartfelt appreciation for Henry WehrdYs efforts over the past several years in overseeing construction for the successful proj ects that converted many rental units to home ownership. They also expressed sadness to see him leave. Kathy Nuanes suggested that the Entasis Group be included in the list of those to receive an RFP to provide services to the Housing Authority. • Annual Report Sally Payne reported that the Community Developinent Director suggested that the Housing Authority consider issuing an annual report. Henry Wehrdt offered to provide samples of aimual reports from other housing authorities in the area. Lan-y Nelson commented that an annual report would be helpful in fundraising. G. UNFINISHED BUSINESS • Larry Nelson reported that the Allison project is nearing completion. An open house will be planned after completion. Housing Authority Minutes - 2- August 26, 2008 • Mr. Nelson reported that the four-bedroom Parfet unit is under contract and there is a potential prospect far the two bedroom unit. He also stated that Cornerstone Realty would collect monthly fees and pay the water and insurance for these units. Cornerstone will not charge for this service. • In response to a question from Cheryl Brungardt, Henry Wehrdt stated that maintenance costs for the 41't property are negligible. H. OTHER There was a consensus to change the date of the September meeting to the third Tuesday (September 16). Kathy Nuanes stated that she would be out of town for that meeting. There was also consensus to change the date of the October meeting`to the second Tuesday (October 14). Kent Davis stated that he would be out of town for that meering. 1. ADJOURNMENT It was moved by Kathy Nuanes and seconded by Lena Rotola to adjourn the meeting at 4:50 p.m. The motion passed unanimously.
