The motion failed by a vote of 1 to 5 with Commissioners BRINKMAN, DOYLE, GOKEY,
SNOW and THOMPS ON voting no.
Commissioner GOKEY wanted assuran that new construction on this particular piece of
property will not create problems for adjacent structures in the neighborhood in regard to
drainage.

felt that the language contained in the Planned Residential Development requirements (page
1747. Section 26-25) should pertain to all co ' rnmercial districts. The language is as folloxvs:
"Land use or commercial uses shall be calculated separately and inert• not be included in
the land area used to calculate the maximunt sLrteen residential units per acre. "
Commissioner SNOW moved and Commissioner THOMPSON seconded that language
similar to that contained in Section 26-25 of the PRD ordinance be brought as an
amendment to all the commercial districts to cover a situation where
part commercial and part residential.

V. CRITERIA
Before a (conditional Use Permit is approved, the applicant shall show and the Planning Commission
shall fired that the proposed Conditional Use:
. Will not have a detrimental effect upon the general health, welfare, safety and convenience
of persons residing or working in the neighborhood of the proposed use.
The retrofit of the existing residential structure for the Montessori School classroom expansion should
not have a detrimental impact on the neighborhood and adequate parking w ill be supplied on the
adjacent site. The hours of the classroom will mirror those of the current hours posted for the `existing
Montessori School.

pollution.
The proposed expansion of the classrooms should not adversely affect the adequate supply of light and
air, nor increase the air, water or noise pollution because there won't be any exterior changes to the

In response to a question from Commissioner SNOW, Ms. Otten replied that the Property is
owned by Compass Montessori, Inc., but the school is funded by Jefferson C6untv. she also
noted that they plan to enroll 150 children and that there is capacity for 180 children.
