MEMEMMUM The applicant is requesting approval of a Preliminary and Final Development Plan and Final Plat for property located at 3501 Wadsworth Blvd. The purpose of the request is to construct a 60,000 sq. ft. building and site improvements for an auto dealership. H. NEIGHBORHOOD MEETING Although not a submittal requirement at the time of this application, staff recommended that the applicant hold a neighborhood meeting. This meeting was held on September 14, 2000. A synopsis of that neighborhood meeting (Exhibit 1), a copy of the sign-up sheet (Exhibit 2), and a letter submitted at the meeting (Exhibit 3) is included with this report. The property being developect is approxim street dedication. The property fronts on Wadsworth Blvd. and W. 35 Ave. Yukon Ct. running south from W. 38 Ave. dead-ends at the northern property line. Although it is currently reflected in the Wadsworth Cqm �dor Plan, escrow cannot be required until the City adopts the plan as a regulation. �vis �sub delines identified in the Streetscr-. and Architectural Desip Manual. A tree lawn with street trees and a detached sidewalk is required and provided on the plans. Additional amenities identified in that manual such as special lighting, street furniture, special plant material or architectural features may be required. The'details of those OWA&Ir they become defined. Based on 1,699 feet of frontage along Wadsworth Ave., W. 35' Ave., and W. 36 Ave. a total of 57 street trees are required. These street trees are required to be placed within the minimum front yard setback. The landscape plan shows 57 street trees within this setback and therefore meets the City's code requirements for street trees. All landscaped areas will be irrigated. If the site needs redesigning to obtain CDOT approval, it is possible that the right-of-way dedication as currently depicted on the plat document will change. I At this time, CDOT has not yet given approval for the proposed Wadsworth Blvd. access location and street design. The final right-of-way dedication and street design could be effected. The CD• T approval process for this project has called into question the Wadsworth Corridor Plan, which was approved by the City and endorsed by CD• T.
