Case No. ZOA-02-04: An ordinance amending Section 26-621 • the Wheat Ridge Code of Laws pertaining to parking in residential areas. The case was presented by Meredith Reckert. She reviewed the staff report which set forth revisions to the ordinance as suggested by the Planning Commission and City Council. The report also included a summary of similar regulations imposed by other jurisdictions. Commissioner 1T1cNA1TfEE - expressed concern anout resulcu4 us-1171 recreational vehicle. ROMMEM The applicant is requesting approval of an amendment to a Planned Industrial Development final development plan for property located at 10619 W. 50"' Ave. The purpose of the request is to expand a parking lot and widen drive aisles. The property is zoned PID as the Coors Planned Industrial Development. This amendment is the sixth amendment to the Coors Planned Industrial Development. The portion of the property proposed for reconfiguration is approximately 2.55 acres in size. Th alterations will occur • the southern most part of the site near W. 50t' Ave. I The extent of the proposed alterations can best be viewed on sheet 4 of the PID document. The existing driveway on W. 5W" Ave. will be relocated to the east. The parking lot adjacent to W, 50' Ave will increase in size from 77 spaces to 154 spaces. A significant improvement to the parking lot design is the inclusion of landscaped islands. The landscape plan is shown on sheet 6 of the PID document. The proposed parking lot expansion will decrease the overall amount • landscaping on-site from 35.8% to 35.5%. Case No.,WZ-99-11: An application by the Rocky Mountain Bottling Company for approval to amend the existing Coors Planned Industrial Development Filing No. I final development plan to build a new 40,200 square foot building addition located at 10619 West 50th Avenue. This case was presented by Alan White. He reviewed the staff report and presented overheads and slides of the subject property. All pertinent documents were entered into record and Mr. White advised that there was jurisdiction to hear the case. Staff recommended approval of the -application with certain conditions as outlined in the staff report. I Commissioner THOMPSON expressed concern that many trees would have to be displaced if the required islands are built. Commissioner GOKEY expressed the same concern and felt that, since there appears to be more than adequate parking, it would be preferable to remove a few parking spaces rather than removing trees. I Swadley Ditch Co. regarding the relocation of the ditch, Chair BRINKMAN expressed concern about irrigation of the landscaped islands. Mr. Armagost stated that they have not, as yet, made plans for irrigated islands and commented that he would prefer to move existing trees to the outside perimeter in lieu of building islands in the parking lot. � / Planning —_ Commission ^.g-~ October 21, 1999 The Commission expressed concern that a precedent might be set if the parking lot islands are eliminated as a requirement.
