I've also included the Fire Inspector, Brycen Hammer, on this email in case you have any questions. I believe the only issue from the city inspection to approve the business license for AK Development Holdings was to get the Fire Department to sign off on the warehouse storage for AK Roofing. I think the attached email satisfies that requirement. Please let me know if you'd still like to schedule an inspection for life safety and exiting. The building is open from Monday through Friday from 8am to 5pm. The site is zoned Planned Industrial Development (PID) and is part of the 44'h Industrial Park PID. Based on data from the Jefferson County Assessor, the property is 44,867 square feet just over one acre in size. Currently, the site is vacant undeveloped land. Applicant/Owner Preliminary Proposal: The applicant, J&K Roofing, is proposing to develop the site with a facility that serves as the company's corporate headquarters. The proposed building includes warehouse and office areas. The warehouse area will be located on the east side of the building and is proposed to be about 5,700 square feet in size. The office area will include two stories on the west side of the building— approximately 3,250 square feet of office space on the first floor and 2,750 square feet on the second floor. The design of the new building will incorporate steel framing with glass and a veneer of masonry, stucco, and similar materials. A drive aisle will be provided on the east and west sides of the building to better accommodate truck traffic associated with the business. Security gates are proposed to separate the front and rear portions of the site; the rear portion will include a loading area adjacent to the warehouse. Vehicle parking is proposed primarily on the north and west sides of the site. The remainder of the property will be landscaped. Will a neighborhood meeting need to be held prior to application submittal? No, a neighborhood meeting is not required for this proposal. Planning comments: The following items were discussed based on the applicant's proposed development: Zoning The site is zoned Planned Industrial Development (PID) and is part of Use Area 1 in the 44'h Industrial Park PID. The planned development was originally approved in 1998 when the area was annexed into the City. Most recently, the development plan was amended in October 1999. All planned developments have their own zoning documents that identify permitted uses and development standards. Planned developments generally have an Outline Development Plan (ODP) and a Final Development Plan (FDP). These documents establish permitted uses, specific development standards, and other regulations related to intensity and use of the land. The 44'h Industrial Park planned development establishes the following development standards which apply to the applicant's proposal. Please refer to page 2 of the ODP for standards related to landscaping, architecture, and display areas. In the development plan for the 44` Avenue Industrial Park, the permitted uses for area 1 state the following: 13. Accessory use of outdoor storage to principal building use shall be permitted on all lots, outside buildings as long as the storage area is screened from public view with a solid screen fence 6 feet high. No storage materials shall be allowed in front yard setbacks. Storage area need not be hidden from view from adjacent roads. No storage shall be over 6 feet in height except vehicle and equipment that are associated with the principal use of lot. Any storage use or accessory structure that is not permitted in the outline development plan would require an amendment to the PID documents. Process The only process required for this project will be to apply for a building permit. The permit application will need to include construction drawings, as well as a site plan, landscape plan, and photometric plan. Please note that sign permits are issued separately. Civil documents may be submitted to the Public Works Department prior to the building permit application. Architectural and Site Design Manual (ASDM) The Architectural and Site Design Manual (ASDM) does not apply in this case. Building Division comments: The building division was not present at the meeting and has no comments at this time. Public Works comments: The following items were discussed based on the applicant's proposed development: Access Per section 26-50LF of the city code, no vehicle entrance or exit may be closer than twenty-five (25) feet to any property line. The proposed site plan will need to be revised accordingly since it shows access points on the east and west sides of the lots that are closer than 25 feet to the side property lines. Drainage When the planned development was originally approved, a regional pond was provided in accordance with a development wide drainage report and plan. The building is conceived as a 1 -story high -bay warehouse component or approximately S,OOOsf. A communicating stair is current planned in the NW corner of the building. The plan is to fully sprinkler the entire facility. The warehouse mass is currently envisioned to be constructed of concrete panels, with a painted finish on the exterior. Materials stored in this warehouse include roofing materials (shingles, roll goods, etc.), components and accessories.
