The former Valley Water facility at 4300 Oak Street which is now a private residence is shown as Public Buildings and Facilities (PBF) The purpose of this case is to administratively correct the two PF -1 zoning designations that occur on city -owned properties, as these parcels should be zoned Public Facilities (PF). The PBF zoning on the property at 4300 Oak Street is not included in this case; it will be addressed through a separate case after staff contacts the property owner. The PF -1 zone district was established in the zoning code in the 1970s. In 1989, the zoning code was rewritten and the PF -1 zone district appears to have been renamed to PBF (Case No. ZOA- 89 -02). In 2001, the zoning code was repealed and reenacted and the Public Facilities (PF) zone district was established (ZOA- 00 -11). It does not appear that the official zoning map was updated as these changes occurred in the zoning code, though it was likely the intent that the zoning be updated, particularly on city -owned property. Section 26- 119.E.3.e of the zoning code permits minor corrections to the official zoning map which do not affect the zoning of any parcel. These corrections may be made with the approval of the community development director. Case No. WZ -12 -06 The property at 11210 W. 45 Avenue (Wheat Ridge Maintenance Facility) shall hereby be shown as being zoned Public Facilities (PF) on the official zoning map. Ordinances 1377 and 1508 are attached indicating that the PF zoning was intended for this property. Case No. WZ -12 -07 The property at 4355 Field Street (Anderson Park) shall hereby be shown as being zoned Public Facilities (PF) on the official zoning map. Technically those should have been changed to PF when we updated the code to have just the basic PF district many years ago. Hopefully we can just change all of the PF-1 and PBF currently on the map to PF but I will need to discuss with Meredith first. We'll let you know what we decide.
