RE: Letter of Request for Setback Variance - Ward Road (CO State Highway 72) and Interstate
Highway 70 on/off ramps, Wheat Ridge, Colorado
Dear Ms. Austin:
On behalf of the City of Arvada (property owner) and the Regional Transportation District (RTD), LT
Environmental, Inc. (LTE) is requesting a variance to the front setback requirements for the property
located in the northeast comer of the above-named intersection. The variance is being requested to allow
for the placement of a small equipment building on the property as shown on the attached figures. The
equipment will be connected to groundwater and soil remediation wells and piping along Ward Road.
This activity is part of an environmental remediation of the property associated with the Ward Road Park-
N-Ride and is required by the Colorado Department of Labor and Employment Oil Inspection Section.

The equipment needs to be located as close to the wells as possible to increase the efficiency of the
remediation efforts. The location of the wells is crucial to the effectiveness of the remediation system.
The City of Arvada leases the property to the Colorado Division of Wildlife (D.O.W.) for recreational
fishing. The D.O.W. has been contacted regarding the placement of the building and has prepared a letter
requesting no interference with the existing footpaths around the lake by the placement of the building
(attached). Both the City of Arvada and the Division of Game and Fish have also expressed a concern for
having access around the building for maintenance equipment such as backhoes and vehicles.
We appreciate your review of the enclosed information. The installation of the treatment system and the
building will begin shortly after the City of Arvada receives the variance from the City of Wheat Ridge.
