REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Site Description Off-site drainage flows onto the site from the Ingalls Street cut -de-sac into a series of Soils on the site are classified in the Web Soil Survey as Nunn -- Urban Land complex, 0 to 2 percent slopes, which are in Hydrological Group C C. Proposed Project Description A residence with a 4082 SF footprint is proposed on Lot 2. An additional 8555 SF of concrete surface and 458 SF of gravel surface will be constructed for the access road, driveway, walks, porches, and other miscellaneous features. The concrete surfaced site access road will be constructed from the edge of the existing gutter to provide a minimum surface width of 20' from the flowline. The existing 10' wide Drainage Easement granted to the City of Wheat Ridge along the southerly property line was vacated and another 10' Drainage Easement, aligned with the proposed driveway and gutter design, runs from the outtall at the north end of Ingalls Street westward to Jay Street was granted to the City during platting of the Flageolle Subdivision. 11. HYDROLOGY A. Historical Basins B. Proposed Basins Flows in the gutter on the south side of the property are. further analyzed below. C. Flow to Gutter Minor (5-year) and major (100-yeaf) flows to the gutter along the south side of the property were determined using the UDFCD spreadsheets. The drainage area was obtained from available contour mapping of the area. Percent imperviousness (38%) was obtained from UDFCD Table RO-5, assuming 4,000 square foot homes at 2 units per acre, which seems to be represent the basin area. The flows to the west end of the gutter are 2.32 cfs for the 5-year stow - i and 8.15 cfis for the I 00-year stone.
