Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This. permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Great Western Roofing & Construction agrees to furnish all materials and labor in accordance with the

replacement specified by your insurance company for approved insurance proceeds only, at no
additional cost to you except for your deductible and any upgrades or additional work authorized by you

1. All proposals are subject to approval of Great Western Roofing management.
2. Price of contract is valid for 60 days based on quarterly price increases.
3. The company reserves the right to perform the specified repairs/replacement in accordance with generally accepted roofing
and construction guidelines, adhering to local codes in effect at such time.
4. Our standard payment terms are as follows: Great Western does not require any payment to be made until after material
delivery. In most cases, Great Western Roofing does not require payment to be made until job completion. Make all checks
payable to Great Western Roof.
5. All excess material remains the property of Great Western Roofing.
6. Homeowner is responsible for homeowner association approval of roofing materials and color.
7. Homeowner acknowledges Great Western Roofing as a general contractor and as such will be entitled to 10% overhead and
10% profit, if approved by insurance as part of this claim.
8. Past due accounts are defined when all work has been completed by Great Western Roofing as defined by this contract (if
applicable). Insurance claim has been completed by release of final check and 30 days have passed. Earn 10% per annum
(per month) and in addition if Great Western Roofing is required to turn the matter over to an attorney for collections, the
homeowner also agree to pay all cost incurred, including reasonable attorney fees.
9. Should default be made in payment of this contract, Great Western Roofing reserves the right to place a mechanics lien on
the contract property.
10. The company shall not be liable for failure of performance due to labor controversies (strike, fire, hail, weather, inability to
obtain material from usual sources, or any other circumstances beyond the control of the company whether of similar or
dissimilar nature).
11. Our standard workmanship warranty for roofing is five (5) years and one (1) year for all other work. However, the
company will provide a service call for roof inspection as long as the customer owns the property and all obligations are paid
in full. No warranty exists until this contract is paid in full.
12. The company is not responsible for any leaks or water damage below the roofline including excessive wind, ice, or hail
during the period of the warranty.
13. If this contract is cancelled by the customer after five days of execution the customer agrees to pay 20% of contract price as
liquidated damages, not as a penalty, but as a fair and just compensation for services to that point.
14. The company will not be held responsible for slight scratches or denting of gutter, oil droplets to the driveway, cracks to the
concrete, or minor damage to plants or shrubbery. Furthermore, the company will not be held responsible for exterior
damages such as broken or fallen crown moldings or stucco, deteriorated solar panels, evaporative coolers and existing
skylights or any interior damage such as fallen dust and debris as a result of reroofing cracked plaster of sheetrock.
15. If material has to be reordered or restocked because of cancellation by the customer, there will be a restocking fee equal to
255 of the price of materials.
16. Replacement or repair of deteriorated decking, fascia boards, swamp cooler, ventilators, chimneys, counter flashing or any
other work completed for the homeowner not stated in this contract are not included and will be charged as extra on a tile
and material basis.
17. All contract provisions will comply with SB 38 and any other applicable state laws.
18. The property owners right of rescinding does not apply when the property and casualty insured denies, in whole or in part, a
claim related to a request for supplemental roofing services if the damage requiring the supplemental roofing services could
not have reasonably foreseen as a necessary ad related roofing service at the time of the initial roofing inspection or the
execution of the initial roofing contract.
19. The statute provides that the property owner give written notice of rescission of the contract to Great Western Roofing at the
physical address provided in the contract within seventy-two (72) hours after he or she is notified of the denial.
20. The homeowner may give notice of rescission to Great Western Roofing in electronic form, by mail or personal delivery.
21. Furthermore, the statute provides that within ten (10) days after the rescission of a contract, Great Western Roofing must
return to the property owner any payments or deposits by or evidence of indebtedness of the property owner in connection
with the contract for roofing work on the residential property.
22. Nothing precludes Great western roofing from retaining all or a portion of any payment or deposit mag=de by the property
owner to compensate Great Western Roofing for roofing work actually performed on a residential property in a workman like
manner consistent with standard roofing industry practices.
23. Great Western Roofing may retain only an amount required to compensate the roofing contractor for the actual work
performed. The statute allows Great Western Roofing to pursue its common law remedies for the reasonable value of roofing
materials ordered and actually installed on a residential property pursuant to the contract for roofing work before the property
owner rescinded the contract as long as Great Western Roofing performed the roofing services consistent with roofing industry
standards for workmanship like performance of roofing services.
24. Cancellation fees shall be 33% of either A) Contract Price or B) the adjusted gross amount of the claim after supplement has
been submitted and approved by insurance company.
