There have been infrastructure improvements in the vicinity consistent with the IGA, including
the realignment of Miller Street, relocation of the 1-70 frontage road's connection to Kipling
Street by the construction of 50' Avenue and improvements to Kipling Street. There have also

Adoption of the attached council bill on second reading is the final action required for
disconnection of this property from the City of Wheat Ridge.
PRIOR ACTION:
An IGA obligating both the City of Wheat Ridge and Arvada to certain improvements impactin
the Arvada Ridge property was approved by City Council in May of 2004. One of the final
actions requires disconnection of the drainage channel, adjacent to Tomlinson Park by the City
Wheat Ridge and subsequent annexation by the City of Arvada. I
FINANCIAL IMPACT:
No fees were collected for this process. If tile property is disconnected from the City of Wheat
Ridge and annexed by Arvada, the obligation for maintenance will be the responsibility of
Arvada.

I have completed the second review of the above referenced map, Exhibit B, and Quit Claim
Deed received on May 29, 2012 for disconnection from Wheat Ridge of the PSCO property
located at approximately W. 50"' Avenue between Independence Street and Garrison Street and
the ROW within Independence Street, and I have the following comments:
Disconnection Documents:
1. All previous comments have been addressed; the Disconnection Map is hereby approved
by Public Works.
2. Exhibit B (Arvada Channel, Parcel 7) is hereby approved by Public Works.
Quit Claim Deed:
1. No Quit Claim was included with this submittal; it was stated in Linda Hoover's e-mail
to Meredith Reckert, Sr. Planner that the deed would be sent separately. To date this
document has not been received. Upon completion of the attached review comments the

SUBJECT: Tomlinson Park Disconnection application
This memorandum is to convey infonnation about the disconnection of property from the City of
Wheat Ridge municipal boundary so that it can be annexed by the City of Arvada. The subject
property is a 100' wide piece of land running between Independence and Garrison Street at
approximately West 50` Avenue. Please find attached paperwork prepared by the City of
Arvada to initiate this process.
According to notes in my file, the following needs to occur;
I . Review and comment on application package by City of Wheat Ridge.
2. Schedule first reading in front of City Council to introduce a disconnection ordinance and
plat.
3. Schedule second reading in front of City Council for disconnection action on ordinance
and plat.
4. Recordation of disconnection plat with Jefferson County Clerk and Recorders' office.
It is understood that neither a City Council study session nor Planning Commission public
hearing is required. It is also not necessary for adjacent property owner noticing and posting of
the property. Are there any other requirements dictated by state statute? Are we required to give
newspaper notice of our intent to disconnect or does the ordinance publication suffice?
Please review the attached paperwork and comment back at your convenience.
