Planning comments: The following items were discussed based on the applicant's proposed development: Zoning & Process The site is zoned Commercial-One (C-1), a zone district that provides for a wide range of commercial land uses which include office, general business, and retail sales and service establishments. The Green Herb is considered a permitted use in the C -1 zone district. A site plan review will be necessary before acquiring a building permit; the site plan approval process is described below. Please note that no varkince n4/1 be required related to the northern setback. Section 26-218 establishes development standards for the Commercial-One (C-1) zone district. Because of the 30-foot right-of-way reservation and because the existing sidewalk is in good condition, the application will not be required to construct a new sidewalk, however a fee in lieu will be required prior to issuance of a building permit. These trees will not count toward on-site tree requirements, but should be shown on the landscape plan. Fire Department comments: Arvada Fire Protection District was represented at the meeting, and the following items were discussed based on the applicant's proposed development: Access The fire district requires adequate access into the site, including the ability to turn around a fire truck. Minimum width for an access roadway is 24 feet—the drive lane is currently shown at 23 feet and will 5 -5 Oasv- e�teevvao ,vole need to be widened by at least one foot. The fire district has turning radii templates which they will use to provide comment on a revised design. The drive aisle should be posted "No Parking Fire Lane" and/or be a dedicated fire access easement. Building Division comments: The building division was not present and has no comments at this time. Process This request requires a site plan review to ensure compliance with all zoning and design standards and to ensure prejject feasibility as demonstrated through preliminary civil documents. The site plan review is an administrative process. The first step began with the pre-application meeting onlune 14. Site Plan Review The next step in the process is to submit a complete application. Please see the attached Site Plan Review Checklist for a complete list of submittal requirements; the submittal shall include a trip generation study and preliminary drainage report as required by the Public Works Department. Upon submittal of a complete application., the submitted documents will be reviewed by the case manager. The staff planner will send the application to outside service agencies (Xcel Energy, water district, fire district, etc.) and other City agencies (Public Works, Economic Development, etc.) for review. This referral period is 15 days long and allows time for agencies to comment on the application. M After all comments have been received, the case manager will forward those to the applicant. Comments will address any areas of concerns. Modifications to the application may be required as a result of these cornments. The applicant must address all comments and resubmit the relevant documents and drawings. Once all comments and requirements have been met, the case manager will refer the site plan application to the Community Development Director for final approval. A copy of the approved site plan will be kept on file at the Community Development Department. Building Permit Approval of the site plan application does not mean that a building permit has been issued. Once site plan approval is attained, the applicant may submit a building permit application to the Building Division.
