PARTIES: This Lease dated, for reference purposes only, December 17`s, 2019 is made by and between Six Oak Limited Partnership, (herein called "Lessor") USA Rare Earth, LLC, (herein called "Lessee"). 2. The following report details recommendations and alterations to perform in order to construct the raised floor system. Existing Conditions: The raised floor system is to be constructed at a drive in loading dock located on the west side of the building. The loading dock is being abandoned and it's usage changed to a laboratory setting. The system is designed to create a working surface level with the finished floor of the interior of the unit. The floor system is approximately 11'10" x 24' in size. Design criteria: 2018 IBC with City of Wheat Ridge Floor LL (Hospitals — operating rooms, laboratories [ASCE 7-10 table 4-1]): 60psf Floor DL: 12psf Ledger Design: Install a 2x12 HF #2 or better pressure treated ledger attached to the existing foundation wall on the north and south sides of the bay. Connect the ledger to foundation with (2) rows of %2" wedge anchors (minimum 2%" embedment into concrete) @ 16" O.C. staggered. Maintain a minimum of 5" edge distance from anchors to edge of foundation wall. Maintain a minimum of 3" edge distance from anchor to edge of ledger in all directions. (See attached detail) Joists and Sheathing: Install 2x12 HF #2 or better pressure treated joists @ 16" O.C. attached to ledger with JB212A top flange hanger. Use (6) 10d x 1%2" nails for top flange connection and (2) 10d x 1%2" nails for joist connection each hanger. Install minimum 23/32" floor sheathing glued and nailed with 8d nails @ 12" O.C. to the joists.
