There were only two outstanding items when we last spoke before spring break • The TIS was pending, but was approved yesterday, • The improvements at Panda King were shown on the site plan I last reviewed (see attached), but were being reconsidered. It is my understanding from Steve Art that Panda King has not agreed to the parking lot improvements. If that is the case, I would suggest we remove those off-site improvements from the drawings. We could add a note indicating there may be modifications in the future—I haven't been a part of those conversations so I'm not certain how likely that may be. There were a few key players (mainly Steve Art and Ken Johnstone) who were not in attendance, but I still am able to give you some pretty solid direction on most of the items. A few of these items may need to wait until Wazee has their pre - application meeting. They are welcome to schedule that at any time. Feel free to call or email with additional questions. North street 1. It is fine for this street to be private. Since it is private, you are allowed to curve it and do head -in parking since you don't have to meet our typical requirements for public streets. 2. You can tweak the width of the "street" where it intersects Vance, but it does need to be at least 22 feet wide (or wider if Fire requires that) and it must be centered on the drive on the other side of Vance. It also must remain completely perpendicular to Vance. 3. Tim, our Director of Public Works, expressed concern about how close the drop -off area for the residents is to the intersection with Vance, as shown in your color site plan with the curved street. We will allow a drop -off, but it needs to be located further to the west and we'll need an explanation of how the traffic flow works so that there isn't conflict with the intersection at Vance. 4. Tim also asked me to remind you that you need to keep the access to Panda King open (to match the 30' easement shown on the subdivision plat). East -west access at south (to First Bank) 1. We are not aware of any agreement or easement that would require you to connect to the First Bank property at the southern end of your lot (Steve — please correct me if that is wrong). That said, the Amici's restaurant that is south of First Bank could probably benefit with a connection to Vance Street so that they have access to the signal at 44` where they can turn left. If you don't provide that access across your lot, we could consider the option for them to cut across the north end of Ross property just south of yours and then turn left on Vance. This is a bigger circulation issue that probably needs to be discussed with the whole group (Weston, Steve Art, Ken, Tim, etc) before we make a final decision on whether that east -west connection is needed across the southern end of your lot. Secondary Build -To 1. We do say in the zoning code that a street may be private or public, which means that we would want to see the secondary build -to along the private street on the north. With an L- shaped building, this shouldn't be a problem since we only need the building within 0 -20' for 30% of the frontage. Since there is no property line to measure from, we could just measure from the back of sidewalk along the southern edge of that private drive. This is something that we can discuss in more detail — how to measure the build -to and show it on the site plan — in the pre -app meeting. Sidewalk alonp, north -south easement 1. We will require a sidewalk along this drive. Ideally it would be 6' wide and also have a tree lawn.
