State of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable

2. This permit shall expire 180 days from the issue date. Requests for an extension must be received prior to expiration
date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty.four (24) hours in advance for all inspections and shall receive
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval of, any violation of the"pro".i,.sions of the building codes or any other ordinance, law, rule or regulation.

1. All construction shall equal or exceed local building codes and zoning ordinances. Materials shall be
new and best grade or quality stated. Erection, application or installation shall be in accordance with
manufacturer's instructions or best standard practice and completed in a workmanlike manner. The
building must be complete and ready for occupancy, with utility connections completed, and all
equipment in operating condition at time of final inspection by Owner and local authorities.
2. Install smoke detectors according to the International Residential Code (IRC), latest addition.
3. Notify architect immediateiy (303-642-1434) if structural integrity of any building item is in question.
4. Remove all waste from site and dispose of legally. Leave building and site in ready to move in
condition.

The Owner and the cabinet supplier will verify the framing dimensions for the areas where cabinets
are to be installed. Adjustments to the cabinet layout, if necessary, will be made by the cabinet
supplier as quickly as possible and communicated to the General Contractor.
All communications with the cabinet supplier are to go through the Owner, unless the Owner allows
otherwise.
The General Contractor will include in his bid and be responsible for, framing at the earliest possible
time the areas where cabinets are to be installed, unloading the cabinets from the rear of the delivery
truck and transporting the cabinets to the areas of installation, and for the actual installation of the
cabinets as shown on the Architect's drawings and the drawings of the cabinet supplier.
The General Contractor is also responsible for providing a secure and dry storage area onsite to
temporarily store the cabinets if the cabinet areas are not ready for cabinet installation at the time of
delivery. The cabinets will be delivered at the earliest possible time so they are onsite and ready for
installation at the General Contractor's convenience.

DIVISION 7 - THERMAL AND MOISTURE PROTECTION
Insulation
1. Wall insulation to be 5 1/2" or 31/2" unfaced fiberglass batt.
2. Vapor barrier to be 4 mil poly type. Seal all penetrations and overlapping joints.
3. House wrap to be Tyvek. Install according to manufacturer's instructions.
Sealants
1. Sealants to be single component acrylic or butyl sealant as appropriate. Install according to
manufacturer's instructions. Provide a watertight building.
2. Provide expansive foam sealant (polycell) for air infiltration control at sill plates, wall corners,
window/door frame perimeters and sheathing penetrations.

DIVISION 8 - DOORS AND WINDOWS
1. All interior doors to be selected by Owner. Allowance for interior doors, not including installation, to
be $100.00 per door.

3. Door hardware to be Schlage or approved equal. Door hardware to be selected by Owner. Install

be identically keyed.
4. All windows to be Hurd, aluminum clad. Color to be selected by Owner with painted finished pine
interior. Glass to be as selected by George at Solar Glass in Boulder (303-442-4277 x 104).
Hardware to be goldtone. Screens to be gray with goldtone finish.
The plans show new windows in new locations. In addition, all of the existing windows that are to
remain are to be replaced with like Hurd windows. Coordinate with Owner the exact sizes and
configurations of the replacement windows prior to purchasing them.
5. Install doors, windows and integrated flashing in accordance with manufacturer's instructions. Install
tempered glass where required by the IRC, latest edition.
6. Clean window frames and all glass.
DIVISION 9 - FINISHES
1. Drywall to be 1/2". Drywall behind all tile surfaces to be durock. Provide three samples of drywall
finish. Finish to be selected by Owner.
2. Carpet and pad to be selected by Owner. General Contractor to verify that floors are smooth, level
and ready to receive new flooring. Allowance for carpet, pad and installation to be $30.00 per square
yard.
3. All tile to be selected by Owner. General Contractor to verify that floors are smooth, level and
ready to receive new flooring. Allowance for tile, grout and installation to be $10.00 per square foot
for wall tile and $15.00 per square foot for floor tile. Price wall tile for three walls at master
showerltub to go full height to the ceiling.
Tub is to be undermounted under the tiled deck as shown on the drawings. That tile deck is then to
extend into the shower to form a seat. Layout deck, seat, tub and shower and verify layout with
Owner prior to installation.
4. Paint and varnish to be selected by Owner. Painted interior and ex1erior surfaces to have one
prime and two finish coats. Two finish coats means two completely separate coats, in that the first
coat must be completely dry prior to the application of the second coat. Surface must be dry and in
sound condition. Remove oil, dust, dirt or other contamination to ensure good adhesion. Apply
products in accordance with manufacturer's instructions. Paint manufacturer to be Sherwin Williams,
or as selected by Owner.
5. Hardwood floors to be selected by Owner. Use 2 1/4" clear oak for pricing purposes only. Verify
that floor surface is smooth, level and ready to install new flooring. Eliminate all subfloor squeaking
prior to installation. Install new flooring in accordance with manufacturer's instructions. Flooring
direction to be determined by Owner prior to installation. Finish to be three coats of water based
urethane by Pacific Strong or approved equal.
6. All vinyl floors to be selected by Owner. Verify that floor surfaces are smooth and level and ready
to receive new tile. Install new vinyl in accordance with manufacturer's instructions.
DIVISION 10- SPECIALTIES
1. Gas burning fireplace insert to be selected by Owner. Use an Xtrordinair gas insert for pricing
purposes only. Install according to manufacturer's instructions and the IRC, latest edition. Verify
and follow any other installation restrictions by the local governing body.

2. Plumbing fixtures. The Owner will be responsible for ordering, supplying and inspecting (upon
delivery to the jobsite) all of the plumbing fixtures. The cost of the plumbing fixtures and shipping
are not to be included in the Contractor's bid
The Owner and the plumbing fixture supplier will verify the framing dimensions and layouts for the
areas where plumbing fixtures are to be installed. The Plumber or General Contractor will assist in
this effort. Adjustments to the plumbing fixtures, if necessary, will be made by the plumbing fixture
supplier as quickly as possible and communicated to the General Contractor.
All communications with the plumbing fixture supplier are to go through the Owner, unless the Owner
allows otherwise.
The General Contractor will include in his bid and be responsible for, framing at the earliest possible
time the areas where plumbing fixtures are to be installed, assisting in the verification of the framing
dimensions and layouts for the plumbing fixture areas, unloading the plumbing fixtures from the rear
of the delivery truck, transporting the plumbing fixtures to the areas of installation, and for the actual
installation of the plumbing fixtures as shown on the Architect's drawings and the drawings of the
plumbing fixture supplier.
The General Contractor is also responsible for providing a secure and dry storage area onsite to
temporarily store the plumbing fixtures if the plumbing fixtures areas are not ready for plumbing
fixture installation at the lime of delivery. The plumbing fixtures will be delivered at the earliest
possible time so they are onsite and ready for installation at the General Contractor's convenience.
