Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding k/2 -inch exists. Asphalt shingles are required to
be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturera€ms installation
instructions, whichever is more stringent. In order to pass a final inspection of
elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer's technical representative stating that "the application of the roof at
(project address) has been applied in accordance with the installation instruction for
(roof material brand name) roof covering" is required to be on site at the time of final
inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received. YOU WILL BE CONTACTED WHEN YOUR PERMIT
IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE AND TIME
WINDOW TO COMPLETE THE TRANSACTION. You will be notified if your
contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit. Permits are currently being
processed within 3-5 business days, subject to change based on volume.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Dear Mr. Wisniewski,
On Thursday, August 17, 2006, you and I made a structural
inspection of the above referenced house with particular
attention to the kitchen and patio areas. The foundation
below was also inspected and measured. There are no signs
of structural distress.
The condition of the house and the nature of the existing
framing are such that the proposed modifications are
structurally sound.
The house foundation consists of reinforced concrete grade
beams and 8 inch by 21 inch continuous footings. I have
designed the new foundation to match the existing.
The enclosed structural drawings show the additional
foundation and modifications to the structural framing
necessary to accomplish the end result outlined on the
architectural drawings.

GENERAL CONSTRUCTION NOTES
I. The General Contractor shall be responsible to conform to latest state and local building codes. covenants.
ordinances and regulations. 2003 IRC or as approved by the local building department.
2. Any errors. omlsstons. inconsistencies. variations or ambiguities between these drawings and actual site or
construction conditions shall be brought to the attention of the Owner.Archltec:t, or StructUral Engineer In
writing and resolved and documented before continuing the work In question. Otherwise, consequences for
these shall fall upon the General Contractor.
3. General Contractor shall obtain and pay for all permits.. fees and maintain workers compensation Insurance
as required unless otherwise Instructed by owner.
4. The site and premises shall be kept clean and hazard free. Each subcontractor shall be responsible for
maintaining his-her equipment/materials and work In a neat, clean. orderly and safe condition at all times.
5. Reference to any detail or drawing Is for convenience only and does not limit the application of such drawing
or detail.
6. All qualltatlve Judgments regarding color. flnlsh and/or substitutions are to be submitted to the Owner and
Architect for approval.
7. These drawings do not contain complete speclflcatlons and details. Add ItJ 0 nal Information may be required
for final flnlshes of this proJect. Addltlonallnformatlon may be obtained from the Owner.Archltect or Engineer
upon request.
8. All site work and landscaping Is to be established and designed by others (than the Architect). Unless shown
on these drawlngs,all mechanical work such as. but not limited to: Electrical. Plumbing, Heatlng.Alr
condltlonlng. Ventilation etC. are to be coordinated and designed by each respective subcontractor.
9. The General ContractOr shall be solely responsible for the construction means, methods. techniques and
procedures required for safe execution and completion of the work and Initiating. maintaining and supervising all
safety precautions and programs In connection with the work.
10. General Contractor must vertfy all dimensions. 00 not scale drawings. All dimensions are stud to stud
unless otherwise noted. When not dimensioned, windows and doors are centered where shown In the
respective wall or the Jamb Is set off the opposing wall enough for casing/trim work.
II. Joists and beams shall have full bearing at all sills and pockets. (I 112"' min.)
12. In the absence of a nailing schedule by a StructUral Engineer. use table from the 2003 IRC.
13. All glazing shall be double Insulated with at least a lo-E coating or approved equal General Contractor shall
coordinate with the window and door supplier to verify aU Items meet code for tempered glass and egress
requirementS. Verify all windows oyer counter tops and bathtubs have required clearance at the sltls for casing
etc. prior to ordering window package.
14. All fuel consuming appliances shall receive outside combustion alr from an exterIor air source Installed per
manufactUrers specifications.
15. All floor and wan coverings to be as selected by Owner. Provlded and Installed by respectlve contractor.
16. Paint finishes and colors to be as selected by Owner. Provided and Installed by respectlve contractor.
17. Cabinets and countertops to be as selected by Owner. Cabinet contractor shall visit the site and verify
actUal site dimensions and conditions with those on the drawings and provide shop drawings prior to fabrication
and Installation to the Owner and Architect for approval.
18. All englneered roof and/or floor trusses shall be designed by a licensed Colorado Structural Engineer and
designs submitted to the Architect for conditional review to conformance with the scope of this project prior to
shop fabrication and delwery. failure to do so will make It the sole responsibility of the General Contractor and
trusS manufacturer to correct any errors and omissions at their cost.
19. Allow one week mInimum for Architects or Engineers review of any shop drawings or revisions.
Complexity of the review will determine the time required so please prepare accordingly.
