Structural Engineering Consulting 4705 Lincoln St., Denver CO 80216 - 720-666-8888 As requested by Rod Martin's Complete Basement Systems, a site visit for the purpose of observing the structure for foundation movement was performed at 3250 Hillside Dr., Wheat Ridge, CO 80033 on June 12th, 2019 at approximately 1:00 PM. The visit was performed by Dillon Fox, P.E. The structure is a residential home with a basement. The foundation is made of poured concrete. The structure appears to be constructed of wood with a stone veneer. There were no structural or architectural plans available at the time of the observation. The focus of the site visit was on the northwest and northeast sides of the home due to visible cracking in the drywall, sloping in the floor system and slab, and because of proposed work by Rod Martin's Complete Basement Systems. The home is assumed to face northwest based on satellite images. The inspection was visual as well as elevations measured with a Ziplevel 2000 high precision altimiter. Observations 1. Cracking in the drywall in the northernmost corner of the home 2. Sloping of the floor system in northernmost corner of the home 3. Cracking in exterior brick veneer 4. Vertical movement of the northernmost corner of the home 5. Vertical movement in the southwest corner of the home Recommendations The cracking in the drywall and sloping of the floors is likely due to vertical movement of the foundation. Typically vertical movement can be due to expansion and contraction of the soil as the moisture content fluctuates, or due to construction on a soil without sufficient bearing capacity for the foundation design. The solution is to ensure proper drainage away from the foundation and prevent any water from infiltrating the soil around the foundation. The following is a list of recommended repairs: 1. Install (8) helical piers as shown on the design drawings 2. Install additional helical piers along the rest of the northwest and southwest foundation walls as finances allow 3. Monitor vertical movement 4. If movement continues, additional helical piers may be required The northernmost corner of the home had the largest measurable differential vertical movem(VvVhne therefore the repair will focus on stabilizing this section of the home. Additional piers are hi City of recommended along the remainder of the northwest foundation wall as well as the southwes at Ridge foundation wall as budgeting and finances of the owner allows, as differential movement was recorded along these foundation walls. The layout of these piers are to be designed by a licensed engineer. Site Drainage The site appears to have some drainage established, which should be maintained and improved further if possible. Several new downspout extensions appear to have been added recently and the owner should maintain these and keep them connected to the downspouts to help move water away from the foundation. Water infiltration around a foundation is a primary cause of many foundation issues. There is visible cracking in the foundation near where the downspout is located. Without complete observation, some assumptions have been required to be made regarding the composition, quality, and strength. These assumptions may not be verifiable without the client spending addition money to excavate or destroying and replacing the full existing foundation in its entirety. FM Approved GENERAL INFORMATION The Thermostat is heat operated on both rate of rise and fixed temperature principles. Available with one or two sets of normally open contacts. When using the two contact unit both sets operate simultaneously controlling two independently powered circuits. It is a sturdy, well designed, automatic fire detector of extreme sensitivity and dependabilily. OPERATION Rate of Rise Principle: Subject to normal temperature rise the air in the chamber expands, leaking through the special moisture-proof vent. Exposure to a rapid temperature increase of 15 degrees F. per minute or more creates greater expansion of air in the chamber than can be relieved by the vent, thereby deflecting the diaphragm and closing the contacts. When operating from the rate of rise principle, the thermostat automatically restores itself after the heat is removed. Where unusually violent ambient temperature fluctuations exist, the fixed.temperature.only type should be used. Fixed Temperature Principle: Entirely independent of the rate of rise unit, the fixed temperature element uses fusible alloy unsurpassed for long term stability and reliability-in a new more efficient way. lt features an external heat collector that drops away when the alloy fuses, providing unmistakeable indication that the element has operated.
