the Chief Building Official and is not guaranteed.

RE: Foundation Observation
37 Hillside Dr.
Wheat Ridge, CO 80215
As requested by Complete Basement Systems, a site visit for the purpose of observing the structure for
foundation movement was performed at 37 Hillside Dr, Wheat Ridge, CO 80215 on October 13th, 2020
at approximately 11:00 AM. The visit was performed by Dillon Fox, P.E.
The structure is a residential home with a full basement and a poured concrete foundation. The home is
constructed of wood with an exterior formed of stucco. A garage is attached to the home. The home
was originally built in 1953 according to the Jefferson County Assessor. There were no structural or
architectural plans available at the time of the observation.
The focus of the site visit was on the foundation the home due to visible cracking in both the interior
and exterior of the home, as well as due to proposed work by Complete Basement Systems. The home
is assumed to face southeast based on satellite imagery. The inspection was visual, and measurements
were taken for design purposes.
Observations
1. Cracking in the exterior stucco indicative of differential vertical foundation movement on the
northeast corner of the home.
2. Cracking in the interior drywall in proximity to the northeast corner, indicative of differential
vertical foundation movement.
3. Differential elevations of approximately —1" to 1-1/2" of the northeast corner of the home
4. Differential vertical foundation movement has occurred in the northeast corner of the home and
has caused the cracking observed.
5. Inside the basement will provide the easiest access to the bottom of the footer for the
installation of piers.
Recommendations
The cracking in the foundation of the addition is likely due to differential vertical movement of the
foundation. Typically, vertical movement can be due to expansion and contraction of the soil as the
moisture content fluctuates, due to construction on a soil without sufficient bearing capacity for the
foundation design, or due to a foundation design without sufficient bearing area for the weight of the
structure. The solution is to underpin the foundation with supports that are not affected by surface soil
conditions and bear on deeper soil stratum with sufficient bearing capacity.
The following is a list of recommended repairs:
1. Install (5) push piers to stabilize the vertical movement of the foundation as detailed on the city of
Wheat Ridge
Building Division
associated design drawings. These piers are to be installed from within the basement No
exterior excavation is to occur.
2. No geotechnical investigation was available for the design process, however with the intent
being to support the foundation of the home, the piers should be hydraulically driven into the
earth until a minimum gauge pressure of 6000 psi is achieved on each, OR until the foundation
begins to lift. The moment the foundation begins to lift indicates the moment that the reaction
force on the piers is equal to the load from the home, and stabilization has been achieved in a
soil stratum with sufficient bearing capacity.
3. Monitor vertical movement in the home. If movement continues, additional push piers may be
required as this design only underpins asection of the foundation currently exhibiting
indications of movement. Sections of the foundation that have not been underpinned cannot be
guaranteed to be vertically stabilized and should be monitored. Maintaining drainage away from
the foundation can potentially reduce any further vertical movement of sections that have not
been underpinned with push piers.
Partial Underpinning
While this design attempts to stabilize the movement of the addition of the home, vertical movement of
the home cannot be guaranteed to be completely stabilized unless the entre foundation is underpinned
with helical piers. Soil conditions beneath ahome may vary, and drainage conditions are not underthe
control of the design engineer. Additional piers may be required under the foundation that has not been
underpinned if movement continues.
Site Drainage
Water infiltration around afoundation is apramary cause of many foundation issues. It is further
recommended to the ownerto establish and maintain as much drainage away from the structure as
possible.
Existing Foundation
The existing foundation was unable to be observed completely as it was not excavated. Without
complete observation, some assumptions have been required to be made regarding the composition,
quality, and strength. These assumptions may not be verifiable without the client spending additional
money to excavate or destroying and replacing the full existing foundation in its entirety. The Client
agrees that, except in cases of extreme negligence of the Engineer, to hold the Engineer harmless and
will defend the Engineerfrom any and all claims for the services we have provided.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of

(1) This permit was issued in accordance with the provisions set forth in yopur application and is subject to the laws of the tate of Colorado and to the Zoning
Regulations and BUilding Code of Wheat Ridge, Colorado or any other apphcable ordinances of the City.
(2) This permit shall expire if (A) the work authorized is not commenced within sixty (60) days from issue date or (8) the bu ding authorized is suspended or
abandoned for a period of 120 days.
(3) If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no ch ges have been or will be made in the
original plans and specifications and any suspension or abandonment has not exceeded one (1) year. If changes are ade or if suspension or abandonment
exceeds one (1) year, full fees shall be paid for a new permit.
(4) No work of any manner shall be done that will change the natural flow of water causing a drainage problem,
