The results of the testing indicate that the typical project specifications for the concrete were met during the placement and that adequate concrete strength has been achieved based on testing of cylinder samples. The general pattern of 4 ea. #5, two top and two bottom with verticals at 18" o.c. was in place. The UFER rebar was set to be encased in the concrete stem wall on the north side near the northeast corner of the home. The foundation drain had been installed on 6-20-17 and the footing lines had been compacted by rolling with equipment. Based on our observations, we can verify that the soils were clean native soils (no fills) and were consistent with the soils in our geotechnical report (Project No. 2016-142, 1-9-17) which were to provide a bearing capacity of 1500 pounds per square foot. One proctor sample of the soils was obtained and one compaction test was performed along the footing line of the west side of the house. The builder has requested the report to assist in the foundation design, planning and permitting of the project. There is an existing home (see Fig. 1) to be demolished that appears to be on a shallow foundation with possible crawl space (no basement). The new structure is proposed to have a structural floor over a typical crawl space and approximately 10 foot setbacks to the north and south. The existing home shows no signs of foundation distress and based on its age and location we believe it is founded on spread footings. The location of the soil boring we drilled is indicated on the drawing. The boring was located as close to the new structure as possible while avoiding conflicts with existing utilities. Figure 1. Site at 2942 Eaton Street (existing site conditions) with Soil Boring Location (not to scale, north is up). 3 3.0 SURFICIAL GEOLOGY AND HAZARDS REVIEW The U.S. Geological Survey Map (Geologic Quadrangle Map GQ -1453) indicates the project is located within an area covered by Pleistocene -age silty clay loess (fine- grained wind deposits). We interpret from our drilling activities that these soils are approximately 7 feet in depth. Below that interbedded sandstone and claystone of the Denver Formation was encountered. The overlying soils will present negligible swelling properties, however claystones in the Denver Formation are known to be possibly expansive. Shallow groundwater is an issue at this site as groundwater was encountered during drilling at a depth of 7.5' which is above a typical basement elevation. Generally less than 10 feet (3 m) thick, but may be as much as 20-25 feet (6-7.6 m) thick in northeastern part of quadrangle 4 4.0 GEOTECHNICAL INVESTIGATIONS The geotechnical investigations for this report included geotechnical drilling, sampling and laboratory testing. Contour used a 3.5" AMS auger to advance one 19 -foot depth hole at the location indicated on Figures 1. Using an AMS auger provides a continuous sample of the soils for the full depth of drilling. At depth of 4 feet, we drove a thin-walled tube to obtain an undisturbed sample for pocket penetrometer readings and for pocket penetrometer, moisture content and dry density measurement. Boring Log 5 5.0 LABORATORY PROGRAM A geotechnical laboratory -testing program was performed to characterize the index properties. The following methods were used o Moisture Content and Density ASTM D2937 o Grain Size Analysis, percent fines, -200 sieve only ASTM D1140 o Pocket Penetrometer ASTM WK27337 o Atterberg Limits ASTM D4318 o Density of Soils by Drive Tube Method ASTM D1587 All lab tests were performed on samples that were sealed in waterproof containers and delivered to the lab. The moisture contents should approximate the field moisture content at the time of sampling. The results of this testing are given in the following table. The claystones we sampled have a liquid limit of 53 and 89 percent passing the No. 200 sieve indicating a high expansive material. There is also a high water table of approximately 7.5 feet below the ground surface which follows the sandstone interbeds. The sandstones would not be expansive creating a mix that is in the medium expansive range. This poses challenges for constructing a basement at this location as it will require a foundation design for medium expansive soils, as well as, a way to keep the water table low enough to create a dry basement. 7.0 FOUNDATION CHOICE Due to the mixture of claystone and sandstone below 7 feet creating an overall medium swell potential, and groundwater at 7.5 feet, we are recommending that the foundation be constructed above these depths and utilize the traditional crawl -space elevation construction built on spread footings. 7.1 SPREAD FOOTING FOUNDATIONS (GARAGE and CRAWL SPACE) FROST DEPTH The bottom of the spread footings should be at least 36 inches below the finish grade above for frost protection purposes. ALLOWABLE BEARING CAPACITY The crawl space level and garage footings should be designed for an allowable bearing capacity of 1,500 pounds per square foot (psf). This is a reduced capacity to account for the possibility of water table rising into the foundation elevations. SUBGRADE PREPARATION Footings should be placed on the undisturbed cut surface that has been compacted with a jumping jack compactor or wheel rolling by a large front end ioader with fuii buuket). ii uvei-uigginy occurs below the footing subgrade, the subgrade should be built back up with compacted soils as structural fill. Contour Consulting shall be contacted to make subgrade observations of the footing excavation prior to placing concrete, to verify the soil bearing capacity. Footing concrete shall not be placed on frozen or submerged subgrade. LATERAL LOAD CAPACITY Footings can be assumed to have an ultimate friction factor of 0.40 between the concrete and the subgrade. Soils placed against the footing and stem wall can be assumed to develop an equivalent passive earth pressure of 360 pcf. MINIMUM WIDTH AND REBAR We recommend a minimum width of footings to be 16 inches and the design should result in a minimum dead load of 500 psf on the footing subgrade. Rebar in the footing and wall systems should be adequate enough for the wall to free span a distance of at least 10 feet. Pad footings shall also have rebar and utilize a minimum width of 24 inches. CEMENT TYPE = Type 1-11 (Typical Type for Denver) 7.2 SUBSURFACE DRAINAGE Groundwater was encountered at a depth of 7.5' from grade at the time of our drilling and in the Denver metro area, the water table can rise several feet after unusually wet weather and it can persist for several weeks to months. When this happens (such as 1995 and 2015) some foundations in Denver can take on water. Even though this is a crawlspace installation, we do recommend full damp proofing be applied to the stem walls and footing. We also recommend an interior perimeter drain that leads to a sump be installed as a precautionary measure in case the water table rises into the foundation. The interior sump pump plumbing may be routed in such a way that it hits a splash block next to the house that leads to a grass lined swale. 9 7.3 LATERAL EARTH PRESSURES Lateral earth pressures determined from the soil type are presented in the following table. In general, at -rest earth pressures are used for permanent, structurally restrained walls such as basement and stem walls. Active earth pressures are appropriate for rigid retaining walls that are allowed to rotate a small amount such as site walls used for grading and landscape, however, such walls are not anticipated for this site. The drained condition is assumed for this project assuming that the basement perimeter drain is in place as recommended in Section 7.3. Saturated Condition uses the unit weight of water + the coefficient of lateral earth pressure x dry unit weight Backfill behind foundation walls and retaining walls in structural areas should be compacted in lifts to the density required. Compaction should be carefully controlled so that excessive lateral earth pressures, which could result in wall movement, are not generated. A hand -operated ramming compactor ("jumping jack") is recommended for compaction next to the walls. Compaction behind the walls should be performed as described in the following section. 10 7.4 STRUCTURAL FILL AND BACKFILL Where fill soils are necessary under structural elements such as footings, interior/exterior slabs and sidewalks, on-site soils or imported non -swelling soils are suitable for structural fill. The soil should be placed in 6 -inch maximum, loose lifts at optimum moisture content and compacted to at least 95 percent of the maximum dry density and within -3% to +3% of the optimum moisture content as defined by ASTM D698. All topsoil and soil containing organic material should be removed prior to fill placement. Fill next to the stem walls in non-structural areas, shall also be compacted in 6 -inch maximum loose lifts at optimum moisture content to a minimum of 90% ASTM D698 to prevent large settlements and to seal off the foundation from surface water. 7.5 SURFACE WATER DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the structures have been completed: 1. Backfill around the exterior foundation walls in non-structural areas should be moistened and compacted to at least 90 percent of the maximum dry density as defined by ASTM D-698. 2. The ground surface around the perimeter foundation walls should be sloped to drain away from the structures in all directions. We recommend a minimum slope of 8% away from the building in soils. If the area is paved with sidewalk, 2% slope is adequate. 3. Watering adjacent to structures should be avoided. 4. If lawn edging is used around the exterior of structures, it should be perforated to prevent ponding of surface water in the vicinity of the backfill soils. 5. Roof downspouts and other water collection systems should discharge well beyond the limits of the backfill and into a swale. Splash blocks should be appropriately placed and maintained. 6. If a sprinkler system is installed, the sprinkler heads should be placed so that the spray from the heads, under full pressure, does not fall within 5 feet of foundation walls. 7. The exterior backfill should not be covered with a plastic moisture barrier. If the use of some type of fabric is desired, we recommend the use of a geotextile fabric, to allow for natural evaporation of moisture of the backfill soils. 11 7.6 SPECIAL GEOTECHNICAL INSPECTIONS Contour Consulting should be contacted to make soil observations during all foundation work including the open footing trenches, prior to forming and placing concrete, to verify that the bearing soils are consistent with the geotechnical design presented in this report. We also recommend any structural fills that are placed are tested for compaction relative to ASTM D698. We are also available for rebar inspections and concrete testing, should it be needed. 8.0 GENERAL CONDITIONS Information in the attached report is intended to provide an assessment of geotechnical soil suitability for the proposed structure foundation. It is based on our drilling and soil sampling and testing and, referenced geological maps, and our experience with similar construction. While we used our site observations, experience and judgment to assess the suitability, no warranty either express or implied is provided by this report.
