City of Wheat Ridge iiding Section 3 Project Overview BuildSafe Environmental, Ltd. (BuildSafe) was contracted by the client to perform an asbestos inspection (inspection) at the above referenced "Site Address". The inspection was conducted by an Environmental Protection Agency (EPA) accredited and Colorado Department of Public Health and Environment (CDPHE) certified Asbestos Building Inspector. The inspection was performed at the direction of the client's scope of work and only includes those materials, locations, and quantities specified in the "Homogenous Areas in Work Scope Table". The client is planning demolition activities that will disturb suspect Asbestos Containing Building Materials (ACBM) at the Site Address. CDPHE Air Quality Control Commission Regulation No. 8, Part B — Asbestos (Reg 8) requires that all suspect ACBMs be properly inspected and sampled by certified personnel prior to conducting any demolition activities that will disturb the suspect ACBMs. All samples were analyzed by a laboratory accredited under the National Voluntary Laboratory Accreditation Program (NVLAP). The CDHPE has established the following trigger levels for different types of properties, which specify how suspect and confirmed ACBMs are inspected and subsequently abated: • With regard to single-family residential dwellings (SFRD), the trigger levels are 50 LF on pipes, 32 SF on other surfaces, or the volume equivalent of a 55 -gallon drum • With regard to all areas other than SFRDs, the trigger levels are 260 LF on pipes, 160 SF on other surfaces, or the volume equivalent of a 55 -gallon drum The purpose of the inspection was to identify, visually inspect, and sample all accessible suspect ACBMs at the Site Address. Demolition inspections often require destructive sampling to locate and sample all suspect materials that may be under or behind other building components, or otherwise hidden from view or at least to rule out their existence. Therefore, it is advised that the building be empty or at least unoccupied during the inspection (with repairs made prior to re - occupancy). Inspection reports for demolition containing sentences suggesting inaccessibility of rooms or materials will result in denial of the Demolition Notification Application Form. The inspector is required to and is responsible for inspecting all reasonably accessible areas where suspect material may be present. Section 4 Asbestos Inspection Procedure The inspection procedure was conducted in accordance with EPA Asbestos Hazard and Emergency Response Act (AHERA), the EPA Pink Book, CDPHE Reg 8, and applicable Occupational Sakfy""\ and Health Administration (OSHA) guidelines and regulations. These regulations spec0y of requirements and protocols for conducting asbestos inspections, sample analysis, and Tsbe,5tQq Ridge abatement. 4.1 Suspect Asbestos Containing Building Materials Homogenous Material Types The inspection involved identification and sampling of accessible suspect ACBMs at the Site address. Suspect ACBMs were grouped into homogenous materials based on color, texture, and date of application. Homogenous materials were given distinct codes (CDW01, FTCO2, TS05, etc.) based on the type sequence of the homogenous material. Details about the size, color, condition, friability, quantity, location within each functional space and other important details for each homogenous material were reported as part of the inspection. Homogenous materials are grouped into one of three categories based on intended use: I. Surfacing Material — material that is sprayed on, troweled on, or otherwise applied to surfaces, such as acoustical plaster on ceilings and fireproofing materials on structural members, or other materials on surfaces for acoustical, fireproofing, or other purposes. 2. Thermal System Insulation — material applied to pipes, fittings, boilers, breeching, tanks, ducts, or other interior structural components to prevent heat loss or gain, or water condensation, or for other purposes. 3. Miscellaneous Materials — interior building material on structural components, structural members or fixtures, such as floor and ceiling tiles, and does not include surfacing material or thermal system insulation. Homogenous Material Friability Each homogenous material was given one of the three following friability categories defined by the EPA and CDPHE: 1. Friable Material — materials that can be crumbled or reduced to powder by hand pressure. 2. Category I Non -friable Material — materials that cannot be crumbled or reduced to powder by hand pressure including resilient floor coverings, gaskets, packing materials and asphalt impregnated roofing materials. 3. Category II Non -friable Materials — all other materials that cannot be crumbled or reduced to powder by hand pressure that do not include category I non -friable materials. Homogenous Material Condition Each homogenous material was given one of three condition categories based on visual observation defined by the EPA and CDPHE: 1. Good Condition — No visible signs of damage were observed during the inspection. 2. Damaged Condition — Visible signs of damage less than ten percent spread over the entire material or twenty five percent localized. 3. Significantly Damaged Condition — Severe damage greater than ten percspl over the entire material or twenty five percent localized. Wheat Ridge Div 4.2 Sampling and Laboratory Analysis Sample Collection Bulk samples of each suspect homogenous material were collected randomly throughout the homogenous material area within the Site Address. Bulk samples were sampled all of the way through the material so that all associated layers within each homogenous material are represented. Bulk samples were placed in closeable sample bags and then labeled with a permanent marker with distinct sample identifiers (e.g., CDW1-1, FTC2-1, MISC2-3, etc.) for transport to the laboratory. Sample locations and photographs of the homogenous materials were also collected at this time during the inspection. Microscopic visual estimation was used in obtaining the percentage of asbestos within each layer of the bulk samples. Asbestos Containing Building Materials EPA and CDPHE both define an asbestos containing building material (ACBM) as a material which has an asbestos content of greater than one percent. In the event that a friable material is estimated to contain "trace" or between zero -to -one percent, that material must undergo a point - count analysis by the laboratory to confirm that the material is trace asbestos -containing. Further, if a point count analysis is performed on a bulk sample, the point count result takes precedence over the visual estimation result. See appendix A for laboratory report and chain of custody documents. City of Wheat Ridge ilding Divi Section 5 Conclusion BuildSafe has performed an asbestos inspection of the dwelling/facility located at the Site Address for the purposes of demolition. Through visual inspection and laboratory analysis of bulk samples collected at the Site Address, BuildSafe recommends hiring a certified general asbestos abatement contractor to remove all regulated ACBMs that may have been identified within the scope of work. Non-regulated ACBMs may remain in the building during demolition given that they do not become friable as a result of the demolition technique. See sections 1 and 2 of this report for information regarding inspection scope of work, suspect ACBMs, confirmed ACBMs, sample information and laboratory analysis results. Prior to demolition or removal of any load-bearing member within the Site Address, a signed demolition permit must be submitted to the CDPHE 10 working days before the scheduled demolition. The demo permit signing is usually scheduled with a follow up inspection after all regulated ACBMs are removed from the Site Address. Post -Demolition Asbestos Containing Materials Notice The demolition and/or removal of ACM(s) identified in this report is limited to the Affected Area(s) and Work Scope Notes described. Any ACBM(s) that remain in place after abatement activities may be accessible with the potential for disturbance and/or damage from material contact, vibration and/or air erosion. The CDPHE has requested that the property owner(s) and site contractor(s) be notified of ACBMs) to remain in place Post -abatement activities for the health and safety of workers and occupants that may be onsite during rebuild phase activities. BuildSafe assumes that the Client named in this report will be responsible for notifying all proper parties involved. 5.1 Limitations General Comments and Limitations Reasonable effort was made by BuildSafe to locate and sample accessible suspect ACBMs within the Site Address. However, for any structure, the existence of unique or concealed suspect ACBMs is a strong possibility. BuildSafe only inspected and collected suspect ACBM bulk samples in the areas that the inspectors could reasonable access. There is a maximum of 20 supply runs per unit. For larger rooms divide the BTUH by the number of runs required for proper distribution of airflow. The program will automatically select the duct size for round metal ductwork. For rectangular metal ductwork enter the height and the program will automatically select the duct size. If Flex Duct is used refer to the Equivilent Flex column to select the correct duct size. LICENSE NUMBER 49691 City of Wheat R;dce Dilnso Overview of the Project: This project is a second story addition onto a one-story brick and cinder block home built in 1957. The proposed project includes the removal of the existing roof, the construction of a new masonry header on top of the existing masonry wall, and the construction of a stick frame second story covering the entire area of the existing first story of the house. There is also proposed a new garage to be added to the front of the house and a walk -out deck on top of that garage. This structural report will cover: 1. Existing Masonry Wall Load Calculation and Conformance a. This will be a justification based on the 2015 International Building Code and required calculation using the "Masonry Empirical Method" to demonstrate that the existing multi- wythe masonry wall, with the addition of a new masonry header (bond beam) is adequate to carry the load of a second story. 2. Foundation load calculations a. This will include soil bearing capacity as described in the soils report XXX 3. Beam and Joist sizing a. This design includes 4 structural beams and I -Joists that the floor will be built on b. Second story exterior walls to carry the roof loads 4. Shear strength calculations a. The shear calculations will cover the existing multi-wythe masonry walls with the added wind -load area of the second floor and basic shear calculations for the second story using the continuous column method. Overview of the Existing Structure: The existing exterior structural walls are 8 inch thick cavity walls (multi-wythe wall with air gap). The exterior wythe is constructed of 4 inch hard brick set on the foundation at outermost edge. Interior wythe is constructed of 4 inch unreinforced cinder block set at foundation innermost edge. The two wythes are tied together with steel ties spaced 1 every 16 inches and vertically separated by 2 courses of block. The walls are capped with a sill plate that is bolted to the structure roughly every 8 feet. The existing roof is fastened to the walls through this sill plate and regularly spaced nails driven into the brick and block. That sill plate is being removed to accommodate the continuous header. Figure 2: Existing Wall with Existing Wall Ties Exposed City of Wheat Ridge ilding Divi The addition will be constructed using this multi-wythe wall as the load bearing structure with the addition of a continuous, 2 -course (in some places 3 courses) reinforced masonry header (details within the plan) above the top course of the wall (bond beam). The bond beam is 2 courses to raise the ceiling an appropriate height and create an adequate independent header for the garage door and shop. A new header is necessary for 3 reasons. 1. The header provides an additional tie point between the multi-wythe walls allowing the wall to conform to 2015 IBC (referencing ACI 530). The standard requires either steel tie points between the walls (which this structure does include) or continuous header making up 4% of the wall. The primary header course will make up 7% of the wall. a. While the wall does include the required ties they are outdated, and the engineer decided to include both in the structure 2. The current fastener spacing and type holding the sill plate to the wall is not adequate to meet modern code. The new header will use wet -set purlin anchors to conform with the required fastener spacing for the floor joists, and wet -set J -bolts to adequately hold the new sill plate down. 3. The owners wish to raise the ceilings in the first floor of the house. The new header, when made two courses deep, will accomplish that. The garage addition on the front of the house will be a modern construction including a new foundation, walls and low -angle roof that will support a new walk -out deck using a removable -panel deck system. Those details are shown in the plans. 1. Existing Masonry Wall Load Calculation and Conformance The existing structure conforms to the basic requirements of the empirical method for masonry construction. The only lateral loads expected are allowed wind loads for which the basic wind speed does not exceed 110 MPH per ASCE 7-98. The height is less than 35 foot. Masonry shear walls are provided by the structure, attached via the bond beam. The total shear wall length is 44.1 feet, as compared to 52 feet of primary wall. This makes a ratio of shear wall to wind -bearing wall of 0.85. This exceed the requirement of 0.4. See below a snip from the ACI 530. (b) Calculated compressive stresses for single wythe walls and for multiwythe composite masonry walls shall be determined by dividing the design load by the gross cross-sectional area of the member. The area of openings, chases, or recesses in walls shall not be included in the gross cross-sectional area of the wall. 5.4.2 Allowable compressive stresses The compressive stresses in masonry sliall not exceed the values given in Table 5.4.2. In multiwythe walls, the allowable stresses shall be based on the weakest combination of the units and mortar used in each Wythe. Per Table 5.4.2 of ACI 530 this supports a compressive load of 100 PSI. 144 in^2 / ft^2 * .67 ft^2 / ft makes a total compressive load capacity of 144*100 = 9,684 which is greater than the total load of 1,045 Ib/ft For lateral support requirements, per Table 5.5.1 of ACI 530 in "all other" bearing walls the maximum I/t or h/t is 18. In this structure the h is 8 ft and the thickness (per 5.7.3 ACI 530) is .67 ft making a I/t of 12. Below the allowed maximum. The wall is supported continuously by floor trusses across the top acting as a diaphragm and shear walls on either end. The 1/t ratio was not calculated. The layout of the site and the approximate location of our explorations are provided in Figure 1, Aerial Site Map. Our findings, conclusions and recommendations are provided in this report. This report presents geotechnical engineering recommendations for design and construction of residential foundations. The following is excluded from the scope of this report including but not limited to geologic, natural and environmental hazards such as landslides, unstable slopes, seismicity, snow avalanches, water flooding, corrosive soils, erosion, radon, wild fire protection, hazardous waste and natural resources. Site Description and Proposed Construction A one-story, single family residential structure with an attached garage exists on this site. It is assumed that the existing structure has been founded on a continuous bearing footing system. The condition of the existing structure has not been evaluated for this report. The vegetation observed onsite generally consisted of lawn and landscaped space and deciduous and coniferous trees. The topography of the site is relatively flat. It is our understanding that the proposed construction is to consist of a new garage addition and the addition of a second -story to the existing residence. No below grade space has been proposed at this time. It has been assumed that the proposed construction is to consist of light, wood framed construction. It has been assumed that excavation for the proposed construction will not exceed 4 feet deep from the existing ground surface. If the proposed construction differs from the information provided or the assumptions made, RMG should be contacted immediately to review the differences and how they may impact construction and design of the proposed construction. Subsurface Materials The subsurface materials encountered during the explorations were generally classified using the Unified Soils Classification System (USCS). Test boring B-2 was drilled through the existing concrete driveway paved with approximately 3 inches of concrete. Topsoil Topsoil was encountered in test boring B-1 to approximately 6 inches below the existing ground surface (bgs). Topsoil is generally defined as a surficial layer of soil which contains a higher percentage of organic matter of decayed plant roots, stems, and leaves. Topsoil is not considered suitable for construction. Topsoil was visually described as brown and moist. Native Soils G'fly of Underlying the surficial topsoil and concrete, native soils were encountered in the test rings to the termination depths. Native soils were generally classified as loose to medium dense clae 1 �Q1F''e stiff to very stiff sandy clay. Native soils were visually described as light to grayish to re dish brown, brown, gray, with oxidation staining, white mineral deposits, and relatively dry to wet. B.'�d'"g Dw's ' RMG — Rocky Mountain Group 2 RMG Job No. 165128 3880 Eaton St Wheat Ridge, Colorado Groundwater Groundwater was encountered at 18 feet in B-1 and at 18.5 feet in B-2 at the time of drilling. Fluctuations in groundwater and subsurface moisture conditions may occur due to variations in rainfall and other factors not readily apparent at this time. Development of the property and adjacent properties may also affect groundwater levels. Additional descriptions and the interpreted distribution (approximate depths) of the subsurface materials are presented in the Test Boring Logs. The soil/rock classifications shown on the logs are based upon the engineer's classification of samples. Lines shown on the logs represent the approximate boundary between subsurface materials, and the actual transition may be gradual and vary across the site. An Explanation of the Test Boring Logs, the Test Boring Logs, and a Summary of Laboratory Test Results are presented in Figures 2 through 4. Soil Classification Data are presented in Figure 5. Swell/Consolidation Test Results are presented in Figures 6 and 7. Summary of Findings The results of this investigation indicate that the site is suitable for the proposed construction, provided the recommendations presented herein are implemented and appropriate construction practices are followed. It has been assumed that the existing structure has been founded on a continuous bearing footing system. In order to reduce the likelihood of differential movement between the existing structure and the proposed additions, the proposed additions should be supported atop the same type of foundation and the same soil conditions as the original structure. If it is determined that the existing structure is not supported on a shallow foundation type or that the existing foundation bears atop a different soil condition, it is the responsibility of the builder or contractor to contact this office for alternate foundation design recommendations. Fill materials were not encountered in the test borings. However, backfill materials from the original construction may be encountered. It is recommended that the new foundations extend down through the fill materials to bear on the native soils below. Unless appropriate documentation can be provided, it will be assumed that this fill was not moisture conditioned and compacted in a manner consistent with the Structural Fill recommendations contained within this report. If such fill is encountered, it is not considered suitable for support of shallow foundations. Foundation Recommendations A spread footing foundation supported on on-site soils is suitable for the proposed residential structure. A maximum allowable bearing pressure of 2,000 psf with a minimum dead load requirement of 400 psf may be used for design. A 4 -inch void material should be installed in areas where the minimum dead load cannot be attained. The foundation design should be prepared by a qualified Colorado Registered Professional Engineer using the recommendations presented in this report. This foundation system should be designed to span a minimum of 10 feet under the design loads. In the case of differences, the Open Excavation Observation report shall be considered to be the governing document. The recommendations presented herein are intended only as preliminary guidelines to be used for interpreting the subsurface soil conditions exposed in the excavation and determining the final recommendations for foundation construction. It is recommended that excavation equipment remain on-site until the open excavation observation has been completed. If unsuitable conditions are identified during the open excavation observation, i.e. pockets of loose/soft soils, high groundwater, potentially expansive or collapsible soils, etc., additional earthwork recommendations and/or testing and potentially alternative foundation recommendations may be required at an additional cost. Interior Floor Slabs Slab performance risk evaluation is an engineering judgement which is used as a predictor of the general magnitude of potential slab heave, and the risk of poor slab performance. The Colorado Association of Geotechnical Engineers (CAGE) recommends structural floors where the slab performance risk is judged to be high or very high. The Slab Performance Risk for slabs bearing atop undisturbed on-site soils and bedrock is judged to be Low with swell results less than 1 % swell with a 1,000 psf surcharge and based on the criteria in the following table. The owner must understand that vertical slab movement on the order of four inches is considered possible for floor slabs established on undisturbed native soils or structural fill. In some cases, vertical movement may exceed these ranges. If movement and associated damage to floors and finishes cannot be tolerated, a structural floor system should be used. Floor slabs should be supported by the same material as the foundation bearing components. Fill materials placed below floor slabs should be consistent, type and compaction, as material below foundation components (or alternate approved by RMG). Floor slabs should be separated from structural components to allow for vertical movement. Control and construction joints should be placed in accordance with the latest guidelines and standards published by the American Concrete Institute (ACI) and applicable local Building Code requirements. Slabs should also be separated from any utility components by isolation joints. Mechanical equipment supported on slabs should be provided with expandable/collapsible sections in order to allow movement of the slab without damage to the equipment or structure. Building Divi RMG — Rocky Mountain Group 4 RMG Job No. 165128 3880 Eaton St Wheat Ridge, Colorado Interior Partitions Interior non-bearing partitions and attached furnishings (e.g., cabinets, shower stalls, etc.) on concrete slabs should be constructed with a void so that they do not transmit floor slab movement to the roof or overlying floor. A void of at least 1-1/2 inches is recommended beneath non-bearing partitions. Doors should be provided with at least a 1 inch gap at floor level. Voids and gaps may require reconstruction over the life of the structure to re-establish the void due to vertical slab movement. Interior non-bearing partitions walls and other attached finishes do not require isolation from the structural floor system. Lateral Earth Pressures Foundation walls should be designed to resist lateral earth pressures. For moisture -conditioned, low - expansive, on-site backfill materials, we recommend an equivalent fluid pressure of 40 pcf for "Active" conditions and 60 pcf for "At -Rest" conditions be used for design. The above lateral earth pressure applies to level, drained backfill conditions. Equivalent Fluid Pressures for sloping/undrained conditions should be determined on an individual basis. Excavations Excavations for the project are expected to encounter primarily clay with sand soils. The native soils will generally be excavatable with heavy-duty earth moving equipment. The excavated on-site soils may be reused as structural fill, provided the recommendations set forth herein are implemented. The contractor should provide safely sloped excavations or an appropriately designed and constructed braced -shoring system, in compliance with Occupational Safety and Health Administration (OSHA, 2005) guidelines, for employees working in an excavation that may expose employees to the danger of moving ground. In our opinion, the native soils should generally be considered a Type "C" soil when applying the OSHA guidelines. For these soil conditions, OSHA recommends a temporary slope inclination of 1 1/2H:1 V or flatter for excavations 20 feet or less in depth. Some surface sloughing may occur on the slope face at these angles. Steeper cut slopes may be utilized for excavations less than 4 feet deep depending on the strength, moisture content, and homogeneity of the soils as observed in the field. Appropriate slope inclinations should be evaluated in the field by an OSHA -qualified "Competent Person" based on the actual conditions encountered. Site Grading The following sections present recommendations for earthwork during construction including site preparation, structural fill, and exterior backfill. Care should be taken to reduce drying of the subgrade soil below the foundation during construction. Site preparation procedures should be performed such that the potential for standing and ponding of water around the site is reduced. During wet weather earthen berms, swales, or other means should be used to direct water away from excavations. Water that accumulates in excavations should be pumped out or otherwise removed and these areas should be allowed to return to their "natural" moisture condition before resuming construction. Structural Fill reas to receive structural fill should have topsoil, organic material, or debris removed and the upper 6 inches of the exposed surface soils should be scarified and moisture conditioned to facilitate compaction (usually within 2 percent of the optimum moisture content) and compacted to a minimum of 95 percent of the maximum dry density as determined by the Standard Proctor test (ASTM D-698) prior to placing structural fill. Structural fill placed on slopes should be benched into the slope. Maximum bench heights should not exceed 4 feet, and bench widths should be wide enough to accommodate compaction equipment. Based on the field explorations and the laboratory testing, the existing on-site sand may be acceptable for use as structural fill. This material should generally be free of topsoil, organics, debris, particles greater than 3 inches in diameter, and other deleterious materials. Once excavated and processed, on-site soils to be used as structural fill should be separated and stockpiled to be evaluated by the project geotechnical engineer for suitability. Structural fill shall consist of granular, non -expansive material, and it should be placed in loose lifts not exceeding 8 to 12 inches, moisture conditioned to facilitate compaction (usually within 2 percent of the optimum moisture content) and compacted to a minimum of 92 percent of the maximum dry density as determined by the Modified Proctor test, ASTM D-1557. The materials should be compacted by mechanical means. Earthwork operations should be observed and compaction of structural fill materials should be tested by the project's geotechnical consultant. It is the responsibility of the builder or contractor to schedule with this office to conduct compaction tests, retrieve or accept delivery of a fill sample, or certify the fill material. Early testing is recommended to demonstrate that placement and compaction methods are achieving the required compaction for the entire depth of fill. Without a strict quality assurance program, the fill may not be of sufficient quality to achieved required performance. Exterior Backfill Backfill should generally be free of topsoil, organics, particles greater than 4 inches in diameter, debris, or other deleterious material. Maximum bench heights should not exceed 4 feet, and bench widths should be wide enough to accommodate compaction equipment. The appropriate government/utility specifications should be used for fill placed in utility trenches. If material is imported for backfill, the material should be approved by the Geotechnical Engineer prior to hauling it to the site. The backfill should not be placed on frozen subgrade or allowed to freeze during moisture conditioning and placement. Backfill should be compacted by mechanical means, and foundation walls should be braced during backfilling and compaction. Surface Grading and Drainage Drainage is an important key to the successful performance of shallow foundations. The ground surface should be sloped away from structures with a minimum gradient of 10 percent for the first 10 feet. This is equivalent to 12 inches of fall across this 10 -foot zone. If a 10 -foot zone is not possible on the upslope side of the structure, then a well-defined swale should be created a minimum 5 feet from the foundation and sloped parallel with the wall with a minimum slope of 2 percent to intercept the surface water and transport it around and away from the structure. Roof drains should extend across backfill zones and landscaped areas to a region that is graded to direct flow away from the structure. It is imperative that homeowners maintain the surface grading and drainage recommended in this report to help prevent water from being directed toward and/or ponding near the foundations. Failure to maintain positive surface drainage away from the structure may result in localized differential vertical movement of foundations and slabs. Landscaping should be selected to reduce irrigation requirements. Plants used close to foundation walls should be limited to those with low moisture requirements; and irrigated grass should not be located within 5 feet of the foundation. To help control weed growth, geotextiles should be used below landscaped areas adjacent to foundations. Impervious plastic membranes are not recommended. Irrigation devices should not be placed within 5 feet of the foundation. Irrigation should be limited to the amount sufficient to maintain vegetation. Application of more water will increase the likelihood of slab and foundation movements. Perimeter Drain A subsurface perimeter drain is not anticipated to be required for the proposed garage addition. However, if portions of the garage are to have habitable or storage space located below the exterior grade, a subsurface perimeter drain may be recommended at the time of the Open Excavation Observation. Subsurface drainage recommendations for the existing structure are not included in this report. G � G Concrete a is Laboratory chemical tests performed on selected samples of on-site soils indicate a co e_�i arib of water soluble sulfates of 0.02% by weight. This concentration of water soluble sulfates ese�ts negligible degree of sulfate attack on concrete. Foundation Configuration Remarks The configuration of the foundation system is critical to its performance. The position of foundation windows, jogs, steps and the relative elevation of adjacent and opposite walls can affect foundation performance. The nature of residential foundation construction does not allow for control of these conditions by the Foundation Design Engineer. Improper placement of the above can result in differential and lateral foundation movement not anticipated by the Geotechnical Engineer. The Foundation Design Engineer should be contacted regarding the foundation configuration. General Remarks The recommendations provided in this report are based upon the subsurface conditions encountered in the test borings, anticipated foundation loads, and accepted engineering practices and principles in the area at the time of report preparation. No warranty is made or implied in this report that this firm has an all inclusive knowledge of every portion of the subsurface materials on or under the site. There is no evaluation detailed enough to reveal every subsurface condition. The nature and extent of variations across the site may not become evident until construction commences or thereafter. The construction process itself may also alter subsurface conditions. If variations appear evident at the time of construction, our office should be notified. If additional mass site grading is performed at the site which results in elevations that vary significantly from existing grades (more than plus or minus 2 ft), our office should be informed about these changes. If needed and/or if desired, we will reexamine our analyses and make supplemental recommendations. The recommendations are intended to reduce differential movement. However, it should be noted that geotechnical engineering recommendations are not an exact science. The recommendations presented in a geotechnical engineering report are not based only on the analytical and empirical tools but rely on engineering judgement as well.
